I've been getting all sorts of questions the last couple weeks about the recent NAR Settlement. Today the FTC approved the final order against Open Door for misleading customers. As a result there will be some industry wide changes, however there are so many inaccurate reports out there right now it is crazy.

POV: you’ve saved and saved and you’re finally ready to buy a home. Your heart races as you text your agent, asking for a lender referral. She tells you to send her your list of home must-haves and you can't believe you're actually meeting with her and officially house hunting.

So how do you go from pinching pennies to closing day? It may be easier than you think.

First, you've gotta know what you're really saving for (and how much you need to save up!) Fun fact: 3.5% is the new 20% when it comes to down payments. In other words, there's a good chance you don't need to save up nearly as much as you think you do!

The best way to figure this out is to talk with your agent and a lender (or two!) It's ok and recommended to talk to more than one lender to see what they can do for you as some lenders have different programs that you could benefit from!

It's probably not what you think!

You need to hear this if you’re running out of space in your current house ⬇️

New builds are worth considering.

First, I know what you're thinking. But Kristen, I'm on a budget! I can't afford a big brand new house.

But here's the thing. Builders today are all about blueprints that MAXIMIZE every square inch of space.

Additional closets. Vertical storage. Dining and living rooms with built-ins so you don't need near as much furniture!

Yes, I am saying you could buy a new home that's *technically* less square footage than you current home and feel like you hit the JACKPOT on space.

Did you know that some builders have programs that allow you to buy a brand new home for a less than market value interest rate and/or contribute to you closing costs? I was at a new construction builder yesterday and they will help you buy down your rate now AND refinance your mortgage for free anytime in the next 2 years. That's a huge bonus!

Most people don't realize how important it is to have buyer representation even when working with a builder on a new home. If building is something you've always wanted to do but has felt out of reach, reach out to me! It may be more doable (and a better option than buying an existing home) than you think!

Spring, Texas 2024 Staycation
Today we took at short drive over to Atkinson Farm in Spring to pick strawberries. They have strawberry picking a few days this time of year and it is very popular, so if you are interested follow their page to know what day to go. They also have other locally grown fruits and veggies, local honey, and some canned items. If you have little ones there is a great playground with a covered pavilion and picnic tables so you can make an afternoon of it out at the Atkinson Farm

Pro tip: get their early for the best picking selection.

Bonus tip: where shoes you don't mind getting dirty, it can be a little muddy.
