Real Estate Myths vs. Facts 101!!!

Myth 1: You need a 20% down payment to buy a home.
Fact: Many programs allow much less—sometimes no money down or as low as 3–5%! You don’t have to wait years to save that 20%. 🏡🏡🏡

Myth 2: Renting is cheaper than buying.
Fact: In many areas, mortgage payments can be similar—or even lower—than rent. Plus, buying builds equity over time. ✨✨

Myth 3: Spring is the only time to buy a home.
Fact: Homes sell year-round, and buying in off-peak seasons can sometimes get you better deals. ☀️⛄️🍁

Myth 4: You don’t need a realtor—you can do it all online.
Fact: Realtors provide negotiation expertise, market knowledge, and guidance through complex paperwork. Saving money upfront can cost more in the long run.

Myth 5: Skipping a home inspection is okay to speed up the process and it’s a new construction.
Fact: An inspection protects you from costly surprises. Identifying issues early can save thousands and give you leverage in negotiations. Never skip it!

When you’re selling a home, fixing the little things first can make a big difference in how buyers feel walking through the door. 🏡🏡

➡️ Small issues signal bigger problems in buyers’ minds — even when they’re not serious!

➡️ Buyers mentally deduct more than the actual repair cost. A $10 fix can prevent a $1,000 negotiation later.

A well-maintained home supports your asking price.

Visible repairs signal:
➡️ The home has been cared for
➡️ Systems were likely maintained
➡️ There are fewer surprises

That confidence often translates into stronger offers!

Moving can be stressful for pets because their sense of safety is tied to routine and territory. With some planning, you can make the transition much smoother.

💛 Emotional Adjustment 💛

Pets pick up on your stress. Staying calm, using a reassuring tone, and giving extra affection (without overwhelming them) makes a big difference!

🔊 Common Stress Behaviors (Normal for 1–2 Weeks)
➡️ Clinginess
➡️ Hiding
➡️ Mild accidents
➡️ Extra barking or alertness
➡️ Decreased appetite

Most pets settle once the house smells like “home.” Patience is a must from pet owners at this time. ❤️❤️
