But realistically, that’s not always how the housing market works.
📈 Higher rates can mean fewer buyers competing.
🏠 Fewer buyers can mean more motivated sellers.
💰 And that can create opportunities to negotiate on price, seller concessions, closing costs, or even a rate buydown.
It’s simply a mathematical equation.
If rates eventually move significantly lower, more buyers may come off the sidelines — and increased competition can put upward pressure on home prices.
As a first-time homebuyer, the question shouldn’t just be:

It should also be:
✅ What can I negotiate?
✅ What is the seller willing to contribute?
✅ Can we negotiate a better purchase price?
✅ Can we use concessions to reduce my monthly payment?
✅ What does the TOTAL deal look like?
