Rates are sitting around 7.5% this week. Here's what most buyers and sellers in the Denver Metro aren't talking about: you don't have to accept that rate as-is.

🔑 Rate buydowns let you pay upfront to lower your interest rate, either for the life of the loan (permanent buydown) or for the first few years (temporary, like a 2-1 buydown).

On a $540,000 loan, a 2-1 buydown takes the rate from 7.5% to roughly 5.5% in year one and 6.5% in year two. That's about $700/month in savings the first year and $360/month the second, giving buyers breathing room while they settle in or wait for a refinance opportunity.

🏡 Here's the key: the seller can pay for it.
Instead of a price cut, sellers can offer a concession toward the buyer's buydown. A $15K price reduction barely changes a monthly payment. That same $15K put toward a buydown can save the buyer hundreds every month.

Sellers: this is often a smarter way to attract buyers without lowering your list price.
Buyers: ask for it. It's one of the most powerful negotiating tools in this market.

Seller contributions are capped by loan type (conventional, FHA, and VA all have different limits), so strategy matters. Let's talk through what makes sense for your situation.

🏡 **DENVER BUYERS — THIS IS A DIFFERENT MARKET.**

If you’ve been sitting on the sidelines waiting for a better opportunity to buy, it may be time to start paying attention.

Today’s Denver market looks a lot different than it did a few years ago.

Buyers have **more homes to choose from, more time to make decisions, and more room to negotiate.**

I’m seeing opportunities for buyers to negotiate things like:

• Seller concessions toward closing costs
• Interest-rate buydowns
• Inspection items and repair credits
• Price reductions on homes that have been sitting
• Better overall terms without having to waive everything just to compete

Does that mean every seller is desperate? Absolutely not. A great home that is priced correctly can still move quickly.

But the days of automatically needing to offer over asking, waive inspections and compete against 10 other buyers are certainly not the norm anymore.

The biggest challenge is still affordability and interest rates. That’s why I think buyers need to look beyond just the list price and structure the **entire deal** correctly.

Sometimes getting the seller to contribute toward a rate buydown or closing costs can be more valuable than simply negotiating another $5,000 or $10,000 off the price.
