The motivational factor came as the book describes most people as either Rhinos or Cows – where the Rhino is the hard-charging, thick skinned entrepreneur who will to do anything to get things done and the Cows, we

ll the opposite - chewing their cud all day. It is a short, quick-read and a little silly book, but it is always good for a quick pick me up. So, that is the type of agents that we are – a bunch of hard-charging, no-nonsense, doing-it-right group of real estate professionals working hard on behalf of our clients.

Real example: $400k mortgage at 6% for 30 years

Year 1 breakdown:
• Monthly payment: $2,392
• Average per month going to interest: $1,998
• Average per month going to principal: $394

That’s 83% interest, 17% equity.

After 5 years (60 payments = $143,520 total paid):
• Interest paid: $119,500
• Principal paid: $24,020
• Equity built: $24k (only 17%)

This is the amortization trap. The loan is front-loaded with interest.

Year 15-30 (the back half)?
• 70%+ of payment goes to principal
• Only 30% goes to interest

Why it matters:
If you sell in year 5, you’ve barely built equity. Refinancing doesn’t help—you reset the clock and pay another 5 years of interest-heavy payments.

Smart move: Plan to hold for at least 7-10 years. That’s when principal payments accelerate and equity building kicks in.
