Timing is everything in real estate. When the offer came in, I could read it in the buyers: oil prices and the Fed had them rattled. So we negotiated the strongest terms we could for my seller and got them under contract while the buyer was still committed.

Inside that 30 day escrow, rates jumped three quarters of a percent. In this price range, that can be the difference between a buyer who qualifies and one who does not. We closed before that happened.

Conventional financing was off the table in this complex, which took the usual buyer pool away almost entirely. A beautiful 2 bedroom with soaring wood lined ceilings, a loft, an updated kitchen and a full slate of amenities, and no one could get a loan on it.

So we built the deal ourselves. Seller financing, structured so it worked for both sides: my seller got a clean exit and a return on the note, and the buyer got a home they could not have purchased any other way.

Creativity is not optional in this business. Some deals only close because someone was willing to build a different path to the table.

This one shows exactly why you need representation when you buy new construction.

The builder offered Danny's client a $42,000 credit, on one condition: use the builder's in-house mortgage company. Our agent Danny Chhan read the loan estimate and found that same $42,000 going right back out as points, plus another $20,000 in points for a 5-year buydown the buyer never asked for. The credit never actually left the building.

So Danny brought in a lender he trusted and got the builder to release the $42,000 to his lender, where it was finally applied the way it should have been for his client. 💪
Same credit. Completely different outcome.
