Most buyers don’t always choose the “perfect” house on paper. 🏠✨

In my experience, once price and location make sense, it often comes down to how a home feels in person.

Does it feel comfortable the moment you walk in?
Does the layout make sense for how you live?
Does anything feel “off,” even if you can’t explain why?

Buyers don’t always say it out loud—but that reaction is often what helps them decide.

If you’re starting to look for a home, I’m always happy to help you narrow down what actually matters. 😊

Thinking about buying or selling this year? 🏡

You don’t need everything figured out before reaching out — most people don’t start because they’re “ready,” they start because they have questions.

And honestly, getting those questions answered is usually what brings clarity to the next step.

The market moves fast, and what people think they need to begin isn’t always what’s actually required.

📲 If you’re looking to buy or sell this year, reach out anytime. I’m here to help.

Don’t skip the radon test!

Radon is a colorless, odorless gas that can build up in a home—and you wouldn’t know it without testing.

📍 It’s actually pretty common in Michigan.

Even newer or well-maintained homes can still have elevated levels.

The good news:
• Testing is simple to do
• Mitigation systems are effective if needed

📌 The takeaway: A radon test is a small step that can make a big difference for both buyers and sellers.

Before making an offer, take a second look at the big-ticket items. 🔍

Roof, furnace, windows, major systems—
the things that aren’t always as exciting, but matter the most over time.

Cosmetic updates are easy to change…
but these are the items that can impact your budget the most after you move in.

Knowing their condition upfront helps you make a more confident decision. 🏡

If you’re planning to sell, start gathering your home’s paperwork now. 🗂️

Warranties, receipts, manuals, records of updates or repairs—anything that shows how your home has been maintained.

It might not seem important now, but having everything in one place makes things a lot smoother once you’re under contract.

And it’s one of those things that’s much easier to do before you’re on a timeline.🏡

It’s easy to focus on what a home looks like, but how it functions for your daily life matters just as much.

Think beyond the finishes and ask yourself: How does this space actually work for me?

Does the layout make sense for your routine?
Is there enough storage where you need it? 📦
Does it feel easy to live in—not just nice to look at?

A home can check all the boxes on paper 📋 but still not feel right for how you live.

The goal isn’t just to find a home you like—it’s to find one that fits your life.

Buyers may not remember every home they see, but they remember how a home felt. ✨

Two homes can have similar layouts, sizes, and prices—but one will stand out simply because of the experience.

Was it bright?
Clean?
Easy to walk through?
Did it feel taken care of?

Those little things are what stick.

The goal isn’t just to show your home—it’s to be the one they keep thinking about after they leave.💡

Most people think buying a home is just about the price. 🏡

But one factor that can make a big difference in your monthly payment is property taxes. 💰

Two homes can have the same purchase price but very different payments depending on the tax amount. In Michigan, taxes can vary quite a bit between townships, villages, and cities.

That’s why it’s important to look beyond the list price and consider other factors that can affect the overall cost of owning a home. 📊

The goal isn’t just to buy a house. It’s to buy a home that makes sense for your budget long-term.

Most buyers only think about flood zones if the home is on a lake or river 🏠🌊

But here’s one thing that often gets overlooked:

👉 A home can be in a flood zone due to low elevation, drainage patterns, or updated maps from FEMA (the Federal Emergency Management Agency) — even if there’s no visible water nearby.

And if it is in a designated flood zone?
• Lenders may require flood insurance
• It can increase your monthly payment
• It may impact resale value

Flood maps change. Insurance rates change. And occasionally, even homeowners are surprised by a designation change.

Before you fall in love with a house, check the flood zone. It’s a small step that could save you thousands.
