Today I spent some time delivering information about the REALTOR® Relief Foundation's disaster assistance program to homeowners and renters impacted by the tornado on March 6th.

Financial assistance is available for qualifying applicants, but the application deadline is approaching quickly!

If your home was damaged during the storm, or if you know someone who was affected, feel free to reach out. I'd be happy to provide more information and help you access an application.

One thing people underestimate when buying a home:

How differently a house can feel depending on the time of day. 🌅

A showing at 2pm can feel completely different from that same house at 7pm.

Natural light changes. Street noise changes. Traffic changes. Even the overall feel of a neighborhood can change.

Sometimes buyers love a house during a daytime showing, then drive by later that evening and notice things they completely missed the first time.

It’s such a small detail, but it can honestly make a huge difference in how a home feels once you actually live there. 🏡

Not every home upgrade adds the same value when selling. 🏡

In many cases, sellers see a stronger return from simple, broadly appealing updates than from highly customized renovations.

Fresh paint, clean flooring, updated lighting, and a well-maintained home can make a bigger impact on buyers than overly specific finishes or trends.

Before listing, the goal usually isn’t to completely reinvent the home — it’s to help buyers easily picture themselves living there. ✨

Most buyers don’t always choose the “perfect” house on paper. 🏠✨

In my experience, once price and location make sense, it often comes down to how a home feels in person.

Does it feel comfortable the moment you walk in?
Does the layout make sense for how you live?
Does anything feel “off,” even if you can’t explain why?

Buyers don’t always say it out loud—but that reaction is often what helps them decide.

Don’t skip the radon test!

Radon is a colorless, odorless gas that can build up in a home—and you wouldn’t know it without testing.

📍 It’s actually pretty common in Michigan.

Even newer or well-maintained homes can still have elevated levels.

The good news:
• Testing is simple to do
• Mitigation systems are effective if needed

📌 The takeaway: A radon test is a small step that can make a big difference for both buyers and sellers.

SJCAR is excited to announce available funds for St Joseph County tornado victims!

The REALTORS® Relief Foundation (RRF) has provided $70,000 in disaster relief aid to Michigan REALTORS®. The funds will support three local Michigan REALTORS® Associations in southwest Michigan-St Joseph County Association of Realtors, Branch County Association of Realtors and Southwest Michigan Association of Realtors. Funds will be made available to disaster victims of the tornadoes that devastated Edwardsburg, Three Rivers and Union City on March 6th, 2026. Victims can receive up to $1,000 for housing payments as relief and recovery efforts continue.

The application will be available to download from our website later this week. Applications can be picked up in person at the following locations:
-St. Joseph County Association of Realtors, 150 W Main St, Centreville
-Berkshire Hathaway Home Services, 1200 N Main St, Three Rivers
-Century 21 Affiliated, 1103 W Michigan Ave, Three Rivers
-HG Real Estate, 52 N Main St, Three Rivers
-RE/MAX Elite Group, 58672 US 131, Three Rivers

Completed applications and documentation can be turned in to the association in person or through email at [email protected].

All applications must be received by June 19th to be considered for grant funds.

RRF is a 501(c)(3) non-profit that exists to provide financial housing assistance to the public after disasters. Since 2001, RRF has disbursed more than $50 million in aid to more than 26,000 families in the U.S. and five territories. RRF is supported generously by the Realtor® organization family. Local and state Realtor® associations partner with RRF as they mobilize the Realtors® in their locale to assist those in need. NAR covers all administrative costs allowing 100% of donations to be used for disaster relief.
