A Quick Phone Call PSA from Lighthouse:

If you’ve tried reaching me recently and I missed you, I apologize - I may not have even seen your call!

I recently upgraded to a new phone and found out that some of the default call-filtering settings may have been screening or silencing calls from numbers that weren’t already saved in my contacts.
For a home inspection business, that’s obviously a problem, as many of my calls are from brand-new clients.

I’ve corrected the settings, but I also want to ask one thing going forward:

If I don’t answer, please leave me a voicemail - I may be in the middle of an inspection, in a tight crawlspace or attic, or walking a client through their inspection, but if you leave your name, number, and a quick message, I WILL get back with you as soon as possible!

Aaand we’re back in the crawl space!!

Crawl spaces can be easy to forget about, but they can have a major impact on the condition of the home above them.

This crawl space had a dirt floor with limited ventilation, a combination that can allow ground moisture and elevated humidity to affect the space over time. Those conditions can contribute to wood deterioration, microbial growth, insulation issues, pest activity, and other moisture-related concerns if they aren’t properly managed.

That’s why the crawl space gets more than a quick glance during my inspections.

The parts of the home you rarely see can sometimes tell you the most!

You’d be amazed what I find hiding in plain sight!

Every home has a story. Some tell it through a loose handrail, a hidden roof leak, unsafe wiring, structural concerns, moisture intrusion, or a repair that wasn’t quite done right.
These are just a few of the issues I’ve come across during real home inspections. Most weren’t obvious to the homeowner, and many would have been missed during a casual walkthrough.

A home inspection isn’t about finding problems. It’s about uncovering information so you can make informed decisions with confidence.

Most homeowners never see what’s happening beneath their home - but that doesn’t mean problems aren’t there.
That’s why I make every effort to access crawlspaces during an inspection. From moisture intrusion and mold-like growth to wood deterioration, structural concerns, plumbing leaks, insulation issues, rodent activity, and electrical defects, some of the most important findings are often hidden below your feet.
It may not be the cleanest part of the job (peep the blue-collar suit) but getting into these tight spaces can uncover issues that could save buyers thousands of dollars and give homeowners a much clearer picture of their property’s condition.
I believe a thorough inspection means inspecting the places most people never look.

This home had recently passed municipal plumbing inspections and had the approval tags to prove it. Yet within the first 10 minutes of a standard 30-minute continuous-flow plumbing test, sewage backed up into the basement.

Can you imagine moving into your new home, carrying all of your boxes into the basement for storage, and on your very first day discovering that a plumbing backup floods the space and damages your belongings?

That is exactly why home inspections matter.

We aren’t just looking at roofing, structure, electrical systems, plumbing systems, HVAC equipment, and visible defects. We are evaluating how a home functions under normal conditions and looking for issues that may not reveal themselves during a brief walkthrough.

Just as importantly, I don’t believe my responsibility ends when something unexpected happens. When this backup occurred, I didn’t simply document it and leave. I stayed. I communicated with everyone involved. I helped clean up the mess. I continued investigating.

I treat every home as if it were my own. I would be disappointed if someone walked away from my home after causing a flooded basement because they had another appointment to get to.

Integrity matters. Communication matters. Sometimes a 3-hour inspection becomes a 5-hour inspection. When that happens, my priority remains the same: protecting my clients while respecting the seller’s home every step of the way.

Today, we pause to honor and remember the brave men and women who made the ultimate sacrifice in service to our country.

In a world where so many things try to divide us - politics, opinions, and the pressure to choose a “side of the fence” - Memorial Day serves as a powerful reminder that none of those differences matter when it is YOUR loved one who paid the ultimate sacrifice for this country.
