Our little company Greater Communities is just finishing up our project in Tifton. This is a 3 bed 2 bath ranch built in 1960 that had some really great mid century elements that lead the design. The original house had an outdoor laundry / utility room that opened into the carport. We took some of the carport to bring the laundry into the kitchen area. We added a foot from the master bath and 18 inches from the dining room to create a wet room bath in the hall. We created a larger master closet which gave us a larger master shower. We added a chase in the hall for the new HVAC. This is the drawing of the framing changes.

We are working on a home here in Tifton with a tight budget. We ran into more damage in the floor so pulled money out of the finishes. We used less expensive tile with different install patterns to pull off the feel we wanted. Pictures coming soon.

We are starting another project in Tifton. We bought this house to house our crew during the 8th Street build. Now we are getting it ready to be our granny chic airbnb. The design should make you feel like you are staying at Grandma's house. We thought this would be a 5 to 6 week light update but decades of water flowing under the house has moved us in a different direction. Pictures coming soon.

The work on the eighth street house continues. We are very excited to have drywall up and the exterior is being prepped for paint. If you ride by now you will see a coat of gray primer on the house. Our place is starting to look pretty on the outside to match the incredible structure on the inside. As with all big projects there is a struggle with the budget. There are the things you want to do and the things you can afford. We splurged in some areas and trimmed in others. I am posting 2 videos one of the start of construction and one with the drywall up. I love watching the HGTV series on renovations and all of the great design ideas that people have on those shows. The one thing that they don't show is how hard it is to source materials for the build. Simple things like doors need to convey the period of the building and design element for the asthetic. If you look closely at the doors that were removed as part of the former owner's demo you can see that they are 5 panel solid wood doors. Most have lead paint and are in rough shape. We took the decision to go with new doors as they would not be as much work as trying to strip and repair the old ones. Let me just say it has been a frustrating week trying to find new 5 panel doors.

Framing is finished and rough in is almost complete. This is apartment 4 at the 8th street house. It is a lovely upstairs apartment with 2 bedrooms and 1 1/2 baths. I just love all the nooks. This week we start on the exterior. Lots of scraping and painting.

Framing, Framing, Framing. After weeks of design, arguing about lines on paper. Looking for space. Drawing, drawing drawing and more drawing. The framing is finally going in. Griffin Lumber and Hardware came and measured for the windows. I am super excited to see the first 2 apartments come into shape. Now more drawing and more arguments!!!!

As with all old houses, where there is water there is rot. We are removing the subfloor and floor joist and going back with new. We have completed the undoing for the first apartment and are moving on to framing up the new walls. The building is beginning!!
