Closed…again 🥳🥳🥳 I’m not sure where to start with this one because there’s just so much to say!

Matt & Grace called me for a real estate blind date through Realtor.com in 2022 (check out the last pic for closing day from then). Since then, they’ve referred me three couples who have all bought homes & have become dear friends 🤍

They called again October with the hopes of selling their Tigard home and upgrading to something that made more sense for their family of four! We set up a game plan, and that’s where things went sideways — to put it lightly 🤣

One crashed car, four offers submitted, one failed transaction, one crawlspace flood, two insurance claims, one changed financing, two appraisal required repairs, an appraisal waiver, a 21 day closing, a thousand “we’ll take it one step at a time” texts, and here we are!!

Matt & Grace, thank you for trusting myself, , & to be part of your journey. You two had the best attitudes and were so quick to ask questions and problem solve. We are SO excited for you & this new home. I can’t wait to hear about all the memories made here 🫶🫶🫶

If we’re not working, eating out, or traveling, you’ll find us working to get this home remodeled 👷‍♀️

Unfortunately, we had multiple contractors out to look at our siding and it wasn’t taken care of well enough to save it 🥲 Let this be your warning to spend the money to get your home painted every 5-7 years! It’ll save you (or the future owner, good karma 😉) tens of thousands in the future.

Once we realized new siding was needed, we had to get both windows and siding replaced at the same time. This was a big expense, so we decided to pull out a Home Equity Line of Credit (HELOC). We talk about this a lot in the real estate world, but for those that don’t hear the acronym often, I highly recommend asking your Realtor or lender how to use one to your advantage as a homeowner! We are celebrating today because it’s officially paid it off as of last night 🥳

Of course we had to have black windows and a moody green paint against the clay roof. We highly recommend using the Sherwin Williams paint color consultation — we were dead set on “Muddled Basil” and she helped us realize just how green it was compared to her recommendation “Thunder Gray”.

Adding the exterior lights along the walkway and hiring an incredible yard maintenance team to bring our existing grass, bushes, and trees back to life made a huge difference too 👏

Officially SOLD 💃💃💃

This is one of the biggest wins for myself and my clients…to put it lightly, this transaction took it out of all of us 😮‍💨 Closed in just 21 days, an appraisal waiver, and incredibly kind and flexible buyers represented by Stacey Nelson & William O’Kief with Security Mortgage. WOW 🥳

The Heislers listed this with the help of staging advice, .corning videography, .v.holden photography, Mel at .homes transaction coordination, escrow wizarding, & .principalbroker for all the behind-the-scenes advice. They did a beautiful job & had such good attitudes going into this!

After 50 showings, an obscene amount of open houses (thank you to everyone at H&H who helped host!!), one flooded crawlspace, a few insurance claims, a lot of tears…we are CLOSED and they get to move into their beautiful new home this week 😭🫶

This is a story of perseverance. Not glamorous. Not very fun. But 100% worth it for good people & big dreams 🥹 Cheers to a happy ending 🥂

Goodbye February — we are sooo ready for spring!!! 🌷🌸🩷 However, Galentine’s was in full force this year and I was here for it 👯‍♀️👯‍♀️

Here’s some February stats for you 👇 thanks to 👏
— February was higher than January in both average price sold and median price sold. This is an anomaly!!
— Despite median and average prices rising, total time on market is at a post-COVID high. It’s typically December and January that have the highest days on market. Feb 2026 was at 91 days.
— In February, on average, a home sold for about 1% less than what it was originally listed for.
— With 5,060 active listings, as far back as the this report goes (a very long time!), this is the most active February in the history of the dataset in terms of homes listed on the market. There are more active listings (specific to the month of February) in the history of ever for the Portland Metro.

We’ll have to see what March is up to as the month continues!

Iiiiiit’s time!!!! Remodel our bathroom with us 👷‍♀️🔨

We need some help deciding on…well everything but the cabinets from (easiest decision!).

So far we’re loving the Posada 4x4 tile from for the shower walls and the Sputnik terrazzo from for the bathroom floors. Question is, do we want to have Posada along the whole back wall? Do we want different tile for the floor in the shower? What kind of mirror do we want? Brass fixtures??? 🫠

Coming into 2026 with a little bit of 🤪🤯😭😮‍💨🤩 Let’s talk January numbers from 👇👇👇

In our first month of the new year, we were at 4.3 months of inventory. That means if no new homes come onto the market, it would take just over 4 months to sell everything that is listed. It’s also the highest months of inventory we’ve seen since 2013!

Buyers are officially back in the game after hanging tight for the last few years after 2020-2022. We’ve seen that change quite drastically with multiple offers becoming more normal on high-interest homes. Homes are selling for about 2.5% less than their list price, which doesn’t even include seller credits.

February is typically the lowest month of the year, so January being at a 52-week low for pricing means we may see it even lower throughout the month of February.

Most likely, we are going to see rates continue to lower up until June 2026 when the new Chair of the Federal Reserve is chosen. This means more buyer activity, which is a great thing for sellers who have been trying to find the right match 💘
