That inspection report can make a solid house look scary fast.

The best response is usually not a giant repair list. Start with safety issues, active leaks, sewer, roof, electrical, and other expensive systems. Ask for a credit when the issue matters but you'd rather choose the contractor. If major costs pile up beyond your comfort zone, walking away can be the smart move.

Start with the fixes that change how the home feels to a buyer: safety, function, and obvious wear. Skip major projects that will not change the story, and disclose known issues before they become late surprises. In Portland-area homes, I usually see the best return from small repairs that reduce questions fast.
