🏡 Portland Metro Market Update | August 2026

The Portland Metro market cooled a bit in August compared to this time last year, with fewer sales, fewer homes going pending, and a slight dip in prices.

📊 By the numbers:
• Average Sale Price: $607,200 — ↓ 2.1% from August 2025
• Closed Sales: 1,902 — ↓ 5.9%
• New Listings: 2,440 — ↓ 1.5%
• Average Market Time: 57 days — ↓ from 62 days last August

So what does this mean for you?

Sellers: Buyers are still buying, but they’re being selective. Pricing correctly from the beginning, preparing your home well, and having a strong marketing strategy matter more than ever.

Buyers: A slower market can mean more breathing room, less competition, and potentially more negotiating power. If you’ve been waiting for the market to feel a little less frantic, this could be an opportunity.
