Hi folks! Here is the Portland, Oregon, Metro area market numbers for October 2025. These October numbers are compared to both the previous month (September) and to October 2024. As you can see, 2,066 properties closed in October which is over 13% higher than in September and higher by nearly 5% from October 2024. This is perhaps a sign that sellers and buyers are more willing to negotiate a mutually acceptable agreement knowing that the end of the year is fast approaching. In contrast, new listings have decreased by over 5% compared to September but is still over 3.5% higher than October 2024. This current decrease in active listings is typical for this time of year since we are coming into the Holidays and this will likely persist until we get into late Winter, early Spring, 2026, when we should again see properties coming new to market.

Hi all!
What did the real estate market do last week, you ask? See below for the RMLS weekly update, in comparison to the previous week, for the Portland Metro market for October 10th thru the 16th. Interesting to see that all statistics decreased including average sales price which is down by 1.4% and time on market which is down by 8.5%. However, this time of year tends to be the slowest, due in part to seasonal festivities, so the home sales being down by 15.5% reflects that. Typically home sales will continue to be on the downward turn until we get into the New Year.

Hi friends, here is an update on mortgage rates. Per Guild Mortgage, as of today, in Portland, Oregon:

30 Yr Fixed Conforming Rate - 7.375% and,
30 Yr Fixed Jumbo Rate - 7.625%

It's important to remember that rates can be higher or lower depending on your own specific circumstances so shop around and find the right loan and lender that works for your own unique needs. Or if you need a lender recommendation just let me know.

Here is the latest snap shot of the Portland, OR metro market. As you can see below, new listings coming on the market decreased last week while both closed and pending sales increased. Less inventory means more buyers looking at the same property and potentially several buyers vying for that property. 30 Yr Fixed Conforming Rate - 6.99% and,
30 Yr Fixed Jumbo Rate - 7.375%

Hey friends, to get a different perspective, I thought I would add what Wells Fargo is offering for rates in WA County, Oregon, as of this morning, April 5th.

30 Yr Fixed Conforming Rate - 6.625% and,
30 Yr Fixed Jumbo Rate - 6.625%

And regardless of who your lender is, it's important to remember that rates can be higher or lower depending on your own specific circumstances so shop around and find the right loan and lender that works for your own unique needs.

Happy New Year friends! Yes, its been awhile but here, once again, is the weekly update on mortgage rates. Per Guild Mortgage, as of today, in Portland, Oregon:

30 Yr Fixed Conforming Rate - 6.625% and,
30 Yr Fixed Jumbo Rate - 7.25%

So, rates lower than the last time I posted, with an expectation of going down more as the year goes on. Fingers crossed..!
