What you saw: Sold in one week over list price 🎉

What you didn’t see: the weeks of prep work that went into it - decluttering, pre-packing, deep cleaning, painting, and staging.

When you list your home for sale, it shouldn’t look the same as when you’re actually living in it, and NOBODY lives in a perfectly staged home, me included (yes, I stress-clean before guests and I call it motivation).

So these sellers put in the WORK and they were on board with all of my recommendations, even the paint color! Then, we priced it slightly below market value to make sure it got attention.

And it worked, we had 14 showings in 5 days and multiple offers for my client to choose from.

It's crazy to think that now I've owned 3 houses in 3 different states over the past 16 years. I'm grateful I get to use my personal and professional experience to help others become educated homeowners, too!

If I had to pick just 3 things to tell a new homeowner, it would be these:

1️⃣ Always be thinking of the next house.
That's not to say don't enjoy your house, but if it's not a forever home, one day you'll want the equity for a downpayment on the next house. So do things that will boost resale value: regular maintenance, repair/replace things as necessary, and make smart choices with updates/design. Your home is an investment.

2️⃣ Everything is either worth your time, or worth your money.
Letting things slide will hurt you in the long run. If you can't do it yourself (or call your dad!), then pay someone who can do it properly.

3️⃣ It's your job to understand how your house functions.
Houses need to breathe, gas can leak, water pipes can burst, septics can back up, insulation quality matters, not all carbon monoxide detectors are the same, outlets near water need to be GFCI...there are a million things to learn about your house. The more you know, the better prepared you will be when something goes wrong.

The home sale contingency -

When you're ready to sell your first house and buy your next one, we'll talk about this!

A home sale contingency is an addendum in your offer that commits to selling your current home by a certain date, in order to close on the new one on time. I have deliberate systems, even before we start house-shopping, to be prepared for those deadlines. When the two settlements are lined up, your proceeds from the sale can be used immediately for closing costs on the new home.

Or, you may qualify for the second loan without needing to pay off your first one. We can find your new home, settle, and get you moved in - then we prep the first house for the market and sell it. Then, you can re-cast your mortgage with your proceeds and lower your payment.

With anything in real estate, there are lots of nuances and scenarios - so it's important to have these conversations with your agent and lender in order to find the best plan of action!

✨ ISO: a very special buyer for this historic home in a Hallmark small town ✨

It's truly impossible to pick a favorite feature of this stunning house. I can't decide if it's the wrap-around porch, the in-ground pool and hot tub, the brick fireplace, the gourmet kitchen (with a Viking range), the walk-in pantry (with double ovens, a second fridge, and a coffee bar), the primary suite of my dreams, the stained glass window and woodwork, the fact that it's in the heart of Glyndon...there's so much more but I'm out of breath and Instagram only allows 10 photos.

I think you're just going to have to come tour it with me.

There are some things I will never stop saying, even if I get tired of saying them 😂

Some things are hard to hear, as a buyer wanting the most bang for their buck, or as a seller hoping their house sets a neighborhood record high. Or sometimes as another agent trying to play hardball with me. 😉
