Hardest 2 months for landlords, December & January. December, renters and property owners are BUSY. People are worried about holidays, not rent. Weatherizing pipes! Servicing central heat. And the... property tax. I for one have waited till the last day to pay mine. Jan 31 is last day before tax office begins adding penalty. Last year I stood in a long line outside the payment office in Nacogdoches. This year I paid a $10 convenience fee and paid online. I own 29 rental properties in nac cnty tax bill. $32,496.11
And tenants ask why rent is increasing? Each property incurs prop tax, insurance, some have hoa dues and all have upkeep. Not complaining, just reminding those that rent, we landlords have obligations so take care of the property, pay rent in a timely manner, and when theres a problem communicate! Thankful for my tenants that take care of business!

Today was really busy we juggled concrete appointments, slab repair estimates, apartment showings at 3 different locations and lunch at 4 pm finally! Food was good but I just can't wrap my head around $3.29 for a glass of unsweet tea. Retail cost of a 1-gal tea bag is about $0.37. Paul Smith always points out, it doesn't make or serve itself. By 4pm I was grateful to have it even at $3.29.

Not sure how old "google earth" pictures are but this tree was about 3 times the size when we purchased 4615 Pearl Street and finally got it taken down a few months ago. The two immediate needs were cutting & removing the enormous trees overhanging the roof in front & back AND replacing the driveway that the tree roots destroyed. In this photo it wasn't BAD yet, but I was so thankful today when the demolition began and tomorrow the new drive and walkway get poured!! Hopefully the tenants are as excited as I am. Thanks Superior Tree Service and ANGELA!! for another great job.

Very excited about the work going on with my rental business. Last week we began the tear-out at a 3BR, 2B that I will be listing for sale once the renovations are complete. Started with Superior Tree Service and Ms. Angela strategically taking down some of the large limbs overhanging the roof and one tree that was just too close to the house. Visited with East Texas Slab Masters today, Sid Dromgoole, went over the Lifetime Warranty they offer on slab repairs. Then visited with Sears Hometown store for appliances NEW - fridge, stove, microwave/ventahood, dishwasher and dryer. Look forward to all the ideas John Burgess has for the facelift this place deserves!

RENTED / OFF MARKET AUG 2022 This 3BR, 2B home has been HOME to my grandson and fiancé for the past 18 months. This past week we have packed, cleaned & moved them to Nacogdoches. I hope they enjoy their new place and I hope our new renters enjoy this one. It has been a big reminder of all my parents endured as a military family. We literally must have packed, cleaned and moved every year of my life till about 13.

Sometimes people come into situations that affect their ability to meet rental obligations. Communication is KEY. Don't make promises you can't keep, be up front early. Landlords have obligations too. Most would rather you break a lease and avoid the eviction process than go to court and have months and money in the hole. My happy is a clean property, a tenant that takes pride in their home, and one that communicates honestly and timely with any issue (mine or theirs). If you are a PDMTT tenant thank you!
