PSA TO ALL HOME BUYERS: As of August 17th, a Realtor CANNOT show you a home unless you have signed an agreement with them. This is Nationwide. 🧐

Starting August 17th, a Realtor will not be able to tour a home without you first signing a Buyer Agency Agreement. This will be non-negotiable for any real estate agent with a Realtor designation (one who agrees in advance to abide by the Code of Ethics). That agreement is your contract between you and your Realtor saying you will be hiring them to purchase a home and agree to the roles, duties and responsibilities owed to you by your agent and your duties to your agent 🤝

Interviewing and coming to an agreement with the agent of your choice is an important decision and not one that should be forced upon you. Interview, and choose wisely. These agreements have been around for a long time. Agreements are and always have been negotiated, just like compensation. Remember, interview your Realtor, get referrals from your friends, and make your decision 🤔

Purchasing a home is a HUGE step! You’ll want someone that will look out for your best interest, someone that knows the local market well, someone that understands the contracts and addenda, someone that can explain your contractual deadlines and someone that will answer your every call or text! 🧠

✨✨ Steps you can take to safeguard yourself while renting in today's challenging environment, where rental demand is high, mutual care seems to be dwindling, and some landlords prioritize profit over tenant well-being 😐✨✨

1. In SOME hot markets, expect to pay a property manager or landlord $50-$60 for an application fee, and a background check, before OR after seeing a rental property. ✅ Them asking you to CashApp $150 or higher is most likely a scam 🛑

2. Upon signing a lease, ensure you receive a copy of the agreement and fully understand its contents before proceeding. 📝 DO NOT be afraid to inquire with the landlord or leasing agent about any terms that appear questionable, as you’ll be responsible for adhering to all the conditions for the durarion of the lease agreement. I'm confident that whoever is managing your lease will be eager to assist you in explaining things, and if not, maybe it's not the right fit. 😬

3. Before moving anything in; use a disposable camera to capture images of EVERY space, ensuring to mark the date on the disposable camera and keeping the receipt for BULLETPROOF evidence 📸
For areas with poor lighting or spaces that require video evidence, record a video and IMMEDIATELY upload it to a file-sharing service to mark the date (Google Drive, Dropbox). This ensures that the upload date is timestamped and can be deemed valid for court purposes 🧑🏻‍⚖️

4. When it’s time to move out, utilize the pictures/videos you took in step #3 to safeguard your security deposit in case there are any disputes that arise 😉🎞️✅

Having been involved since the inception of this investment, I was super excited to see how it would all play out. After extensive research of affordable cities in Florida, this property was snagged up by my investor for an awesome price in 2017. Moving forward some years to present date, and they were able to turn a profit substantial enough to pay off their original loan and even still have a ton of extra cash on the side for their next investments! All this to serve as compelling evidence that real estate investments are indeed lucrative endeavors worth investing into 💪🏼 Looking forward to a great 2024! Let’s just hope these interest rates keep dropping 🫠
