So as most of my friends know I LOVE anything to do with plants or gardening - I wanted to share something I just found out! So the USDA just updated the plant hardiness zone map (I hope the link I attached works) and over 50% of the zones changed!!! So if you thought you live in a zone 9 (like us) you may now be a zone 10 (like us)!

I know everyone is watching interest rates. I just saw this and thought it was an interesting fact...

Interest rates reached their highest point in modern history in October 1981 when they peaked at 18.63%, according to the Freddie Mac data. Fixed mortgage rates declined from there, but they finished the decade at around 10%. The 1980s were an expensive time to borrow money.

Have you been looking for a long time but not found anything? Well, Brevard county inventory is coming back and prices are not rising like they were a year ago. If you were thinking about buying give your girl a call! :)

A quick recap of the Brevard County Residential Report for July 2023:

Closed Sales are down -6.2% for July 2023 in which the number of units closed was 835 compared to 890 in July 2022, with an decrease in cash sales of -18.2%.
New Pending Sales are down -0.3% and New Listings are down -20.6%.
The Median Sales Price for Brevard Single Family homes is up 0.0% to $370,000 compared to a year ago, which was $369,900.
Months' Supply of Inventory is up 15.8% to 2.2 months, an increase from 1.9 months in July 2022.
Traditional Sales are down -6.1% with a median sales price of $370,000.
Foreclosure/REO Sales are up 0.0% with 2 closed sales and a median sales price of $259,950.
Short Sale Closings are down -100.0% with 0 closed sales and a median sales price of (no sales).

A quick recap of the Brevard County Townhouses/Condos for July 2023:

Closed Sales are up 0.5% for July 2023 in which the number of units closed was 205 compared to 204 in July 2022, with an increase in cash sales of 8.1%.
New Pending Sales are down -13.9% and New Listings are down -14.5%.
Median Sales Price for Townhomes/Condos is down -12.4% to $265,000 compared to a year ago, which was $302,450.
Months' Supply of Inventory is up 83.3% to 3.3 months in July 2023 from 1.8 months in July 2022.
Traditional Sales are 0.0% with a median sales price of $273,000.
Foreclosure/REO Sales up 100% with a median sales price of $151,000.
Short Sale Closings are N/A with 0 closed sales in July 2023 and 0 closed sales in July 2022.
