Some of you may have seen the warning from Zillow that the Nashville are MLS may not connect to Zillow in the future.
Most you of you know that I am not a huge fan of Zillow and don't trust it for various reasons, but I can't totally hate on it either. It does have its purpose, just know that purpose has nothing to do with the pricing or the value of your home.

* The nationwide median error rate for the Zestimate for on-market homes means that half of all on-market homes are within the median error vs. the selling price, and half are not. For most major markets, the Zestimate for on-market homes is within 10% of the final sale price more than 95% of the time.
** We can only calculate Zestimates for homes and regions where we have certain data, including home facts and local, historical sales transactions. This column indicates the number of homes in an area that have Zestimates.
In plain English, they are off by 10% on their zestimate!!
Now 10% doesn't sound like much, but when the amount you get to keep is reduced by the 10% error rate, that changes things for me.
$500,000 Zestimate value
-$350,000 mortgage payoff
= $150,000 towards the next house, right?
Wrong, factor in Zillow's zestimate error rate of being off by 10%! Subtract another $50,000 from the proceeds, and you walk away with less than $100k after fees and closing costs.
