In this capacity Rick is responsible for investigating whether a property is legally occupied or vacant and takes appropriate actions per lender instructions. He coordinates the early stage preservation where his team secures the property and has exterior doors re-keyed, winterized as necessary and conducts interior & exterior cleanup. Most importantly, Rick provides property valuations with reports of the necessary repairs noted along with interior and exterior digital photos. He also puts together marketing plans to expose the property so that the seller would get the most amount of money, in the least amount of time, and with the least amount of inconvenience. Finally, Rick coordinates the sales by presenting all offers to his clients along with suggestions for negotiation or counter offer and closing. Once a contract is accepted, we coordinate the sale with the buyer, the seller, and title company. Additionally, Rick has successfully assisted sellers of homes that were under water with their mortgages through the short sale process. These experiences in both hot and depressed markets has equipped Rick with knowledge that is invaluable to buyers and sellers in all price ranges.
