Yesterday was a pretty special closing for me.

A few months ago, I had the opportunity to help my parents purchase their new condo in Perrysburg. Yesterday, we officially finished the other half of the move and closed on the sale of the West Toledo house they’ve called their home for almost a decade.

We listed their home at $204,900, quickly received multiple offers, and ultimately closed at $230,000. I’m obviously happy with the result, but I’m even happier that I got to help my Mom & Dad navigate both sides of a pretty major life change.

I’m incredibly grateful they trusted me with it, and that I was able to be a part of it all.

And a big thank-you to Lindsey Nieman Birr and the team at Louisville Title for taking great care of my parents at closing, and for making us pose with the ridiculously large key that says "❤️ my Realtor". 😆🔑

Congratulations, Mom & Dad, and thank you again. One chapter officially closed, and the next one is underway. Time to start making memories in your new home. 🏡

When most people think of “an offer,” they think immediately of offer price.

Offer price gets attention. For sure. But when multiple offers are on the table, as they often are in today’s market, sellers are looking at the entire package.

There are a number of factors that make up an offer: Financing, inspection terms, commission requests, closing timeline, possession, and overall certainty can all change how attractive an offer really is.

The biggest number on paper is not always the strongest offer.

That’s why it matters to have someone who can walk you through every piece of the buying process, explain what each term means, and help you build the strongest offer for the situation in front of you.

Not every house you love is one you should ultimately purchase.

If competition is through the roof and the price gets stupid high ... if the inspection uncovers more than you want to own ... if the terms require you to take on more risk than makes sense ... walking away is OK. Sometimes it can be exactly the right decision.
