A few Toledo housing stats caught my eye today.
According to Redfin data shared by Stacker, Toledo's April median sale price was $199,445, up 1.0% from a year ago, but down 8.7% from the previous month.
Something else interesting: the median days on market for Toledo residential homes was 42 days in April. But nearly 44% of homes were off the market within two weeks.
Translation?
The market right now is not one-size-fits-all.
I'm seeing well-priced homes that show well moving very quickly. Other homes are needing a bit more patience, stronger positioning, or pricing adjustments.
For Northwest Ohio buyers, that means there may be a little more room to be thoughtful than the frenzy years allowed.
For sellers, it means preparation, pricing, and presentation still matter.
