🏡 **Houston Real Estate Market Update: Buyers Have More Choices — But Homes Are Still Moving**
The latest Houston-area numbers tell an important story: **this market is shifting, not stopping.**
According to HAR’s Week 34 activity snapshot for August 18–24:
📈 **3,612 new listings** — up 4.9% year over year
🏡 **37,235 active listings**
👀 **38,853 showings** — up 2.2%
🚪 **10,205 open houses** — up 3.7%
🔑 **1,472 closings** — down 16.6%
What does that mean?
**For buyers:** More inventory means more choices, more time to compare properties, and potentially more negotiating power than buyers had during the extremely competitive markets of recent years.
**For sellers:** Buyers are absolutely still out there — showings and open-house activity are UP — but they have more homes to choose from. Pricing correctly, presenting the home well, and having a strong marketing strategy are no longer optional.
