Was having a discussion with someone who wanted to buy a home but said that they couldn't because of the rates. They said that unless the current rates dropped down to 3 or less, they couldn't afford a home. I told him that if he couldn't afford it now, he will never afford it if the rates drop below 3 %. With his permission i'm sharing the conversation, but now the wording per say so that folks can understand something very important.

Imagine that the rates drop below 3 percent. Suddenly there will be hundreds of thousands of people who can suddenly "afford" a home. Following the basic principles of economics, the influx of a huge number of buyers with a low availability of homes will do what? Drive prices of homes upwards. Now you may be into the monthly affordability because the rate dropped, but your level of home will also have dropped. You won't be happy. What you consider your starter home may turn into your forever home.

We found the difference between owning now and waiting for 3 percent was about 1K a month. On paper, that sounds crazy doesn't it? Thats including by the way, taxes and insurance as well. If only they could swing 1K more a month, they would be more than qualified to own a beautiful home with borrowing 375K.

If they bought now, they would get a lovely home, and then later they can refinance. But that !K is too much to swing at this moment. Rock and a hard place. THEN......you talk to them about their driveway.

Two car payments, both brand new cars. 600 a month for one because he needs a lifted truck with a quad cab despite him working a desk job, and her 675 a month payment for a jeep with a soft top. Then an additional 950 comes into play for their matching jet skis, (that they haven't used in over a year.

They didn't have an affordability problem. They had a lifestyle problem. one that is completely fixable. The idea was in their head that if they didn't have this stuff they they wouldn't be taken seriously as a buyer. Currently they are paying 2800 a month in rent. Add to that 1275 in cars and 950 in toys you have them at giving away $5,025 in their hard earned money with nothing come back to them in terms or equitable assets.

Moral here. Don't deprive yourself of longterm gain by practicing short term pleasure. Its nice to have the best toys in life, but get them after you get the home situated. The equity can help. Work Smarter, not harder.

Good Morning All, Got two things this morning to get out and then i'm done for the day on facebook. 1st things first. When I am wrong, i'm the first to admit i'm wrong and move on from there. I was amongst the many people whom, after the Trump Assassination Attempt, was quick to blast folks on the security failures and let downs by the Secret Service. Now don't get me wrong, I still think they bungled this one. My concern however was immediately watching the video that I saw this woman who was later to become the subject of some shaming videos, some memes about DEI and unwillingly casted into the role of all that was wrong with the hiring and liberal processes. I was wrong to think this, and wrong to make generalizations like this. My realization for this came from none other Than President Donald J. Trump. Speaking at a rally in St. Cloud, Minnesota on Saturday, Trump defended the agent and asserted, “There wasn't one that was slow, a woman that was on my right, a beautiful person.”

Hailing the Secret Service agent for shielding him with everything, the former President remarked: “She got criticised by the fake news because she wasn't tall enough. She was so brave, she was shielding me with everything, she wanted to take a bullet.”

Watch the rest of the video and see this....The female agent put her body between the path of the bullet and the president. Not only that, but watch when they get to the car...and suddenly you have three female agents who are shielding the president. While the men ran off to pick a fight, they stayed to protect the president. No Glory, All Guts.

Thank you Mr. President for righting this wrong. To ALL the female agents in Secret Service, keep it up. doing great.

So without releasing any details, apparently there are two families suffering a horrific loss this weekend as they have lost their children. Both of the middle school age. Middle school no doubt is rougher today than it was back in my day. I sound old when I say that, but to be honest, the absence of technology gave me some safety and safe haven. These kids have no place to hide. Their tracked, monitored, watched, and mercilessly bothered every step of the way. But why is this so prevalent? Why are these kids being put into a position that they feel they have recourse? To answer this, lets take a step back in time. Remember the commercial from the day that showed the father grilling his kid about where he picked up his drug habits...and the kid responds "You ok? I learned it by watching you. Lets break this down even further. What is bullying? Simply put, its exerting your dominance and superiority (whether you have it or not) over another individual. Why is this important to know? Turn on the news each day. See how the media, the DOJ, the protestors and so many in between are bullying a man who was at one time one of the most powerful men in the free world. Children learn through us. So how about we stop acting like children, Treat them like adults with consequeces, and provide a safe haven for all those that need it. My thoughts and prayers are not enough for those suffering, they need immediate action to prevent others from experiencing it. Share this, spread the word,

Update on life here real quick. Serious note. I know, completely out of character for me. For all of you who think you can sell your properties without a realtor because you wonder what they do and worry about what they are paid for what they do, perhaps at closing those agents should submit billable hours to you involving the number of hours they spent on your listing or purchase that you had no idea about. Phone calls, emails, marketing, Open houses, follow up calls, home inspection visits, walk throughs, continuing education. Those hours and sacrifices are not billed to you, but i'm starting to think you would appreciate the more that an agent does if you saw it firsthand. On that note, I will be stepping aside as a realtor and only be dealing in referrals from this point on. I could cite you a million different reasons as to why I'm doing this, but they would sound like excuses. My real reasons are much simpler. I don't want to miss a moment of my little girl growing up or just being able to relax at home with my wife, without phone calls at dinner time trying to solve an issue or dash out to show a listing. A more personal note for those who know me though is that its getting harder and harder to function on phones without being on speaker all the time, and thats just not comfortable for me to deal with. If i'm not comfortable, I'm not happy. If i'm not happy, there is no point. So with that being said though, if you are interested in selling your home or buying a home, and you don't know a good agent, Send me the who what where when and why and I will gladly put you in touch with a qualified individual who will be a great match for you. So here is my vent/blog for the day. Realtors and potential buyers and sellers alike pay attention. There is some major changes coming up regarding commissions due to Realtors after the costly $418Million dollar lawsuit. The irony of course being a bunch of lawyers taking people to court over the 6% commission when they will be raking in 33.3% commission on the lawsuit. Let that sink in for a moment. First things first, The general idea that was supposed to come from this lawsuit was that making commissions more competitive will actually lead to a reduction in the cost of homes. You know why that will never work? Because the price of the home isn't set by the agent. The price of the home is suggested by an agent based upon the comps of the area and what a fair market value would be. NOWHERE in the talk of what we suggest the house be listed at does it say anything about our commission. Yes thats in the contract, but it doesn't determine the price. The Seller determines the final price they want to sell at. Now imagine you have a motivated seller, and you come to him and say, listen, I'm only charging you for my side which is 3% so we can lower the price of the house to compensate for that. Your not getting that listing. Why? because you have a responsibility to your client to get them the best possible price you can. On the flip side of this whole mess they say that by not offering commission, it will deter the agent from steering a person towards a higher priced home just to make more commission. Again, the final decision on a home, what you are willing to pay, and if the home is worth it, rests with the buyers. Not the agents. We are guides. They are the boss. The other truly ridiculous idea is that buyers agents do a sort of price fix for services like the lawyers and appraisers and inspectors. A flat fee for this type of service, another fee for bringing to closing, The idea is that you can save a buyer lots of money. You are saving them nothing because originally the commission came from the side that was benefitting financially. Now thats gone. So lets make a bold prediction here. Open houses will start to dwindle as agents realize if I'm going to do a fixed price menu for buyers services, why give them free access. Now we are going to have folks charging you for each and every time you require a visit as opposed to waiting till you make a buy and collecting. Bottom line is this. Folks who were wondering what they get for their money from an Agent are going to find out very quickly that the free rides and hand holding is going to slowly die out as the business gets more and more competitive. I pray that I am wrong, but I have learned from some of the best minds in real estate over the course of my life. My parents and my Aunt Janice and Uncle Rick. Each one of them taught me a different way to look at things and how to look down the road to read the trends. Well this is a new path everyone is taking, and its going to be a bumpy one.
