One question I get asked all the time is:

“Why doesn’t this oceanfront home have a pool?”

It usually isn’t the budget.

In many cases, it’s the lot itself.

Oceanfront properties often have dune setbacks, coastal regulations, easements, flood requirements, and limited buildable area. On some lots, there’s simply not enough room to add a pool without additional approvals or it may not be permitted at all.

Every property is different, which is why it’s important to evaluate the lot before assuming what’s possible.

If adding a pool is part of your plan, it’s something worth looking into before making an offer.

One of the most expensive streets at the Jersey Shore

Ocean Avenue in Mantoloking is one of the most prestigious streets at the Jersey Shore.

With direct beach access, oversized oceanfront lots, and some of the most exclusive homes in New Jersey, it’s a location that rarely becomes available and is often held by families for generations.

Many of the properties along this stretch command eight-figure price tags, making it one of the most sought-after streets at the Jersey shore.

Mantoloking isn’t expensive because it’s luxury.

It’s expensive because it’s scarce.

Most people look at a sale and ask:
“What did it sell for?”

The better question is:
“How often does an opportunity like that even come available?”

In markets like Mantoloking, value isn’t just driven by square footage, finishes, or recent comps.

It’s driven by limited inventory, waterfront access, privacy, and the fact that many owners have no reason to sell.

When something hits the market, buyers aren’t just evaluating the house.

They’re evaluating the opportunity.

• Views & orientation
• Setback regulations

Most people assume oceanfront is automatically better.

Not always.

Oceanfront gives you direct beach access and unobstructed views of the Atlantic.

Bayfront gives you boating access, sunsets, protected water, and often significantly larger lots.

I’ve had buyers choose bayfront over oceanfront because they spend more time on the boat than on the beach.

The truth is they’re two completely different lifestyles.

The best choice usually comes down to how you actually plan to use the property.

One thing I’ve noticed after spending the last few years in Lavallette is how strong the sense of community is here.

Whether I’m hosting an open house, showing properties, or just talking with homeowners and neighbors, people genuinely know each other. Neighbors become friends. Families come back year after year. There’s a real connection to the town.

It’s one of the reasons so many people fall in love with Lavallette and why so many never want to leave.

Why Mantoloking Is So Hard To Buy Into

One thing l’ve noticed about Mantoloking is that inventory stays incredibly tight.

Many owners hold properties for years, and when a home does come available, demand tends to be strong.
Between the ocean, bay access, large lot sizes, and some of the most desirable waterfront homes on the Jersey Shore, opportunities here don’t come around often.
