There have been new rules to ensure accurate professional appraisals since the 2008 housing collapse. Experts say that part of the problem in 2008 was that appraisals were commonly not objective, with buyers getting the appraisal amount needed so that their sale could go through. Now, any unnecessary contact between the appraiser and the buyer or seller is generally not allowed.

During a real estate appraisal, the home's overall condition is considered, as it reflects the ongoing maintenance of the property as well as any inadequacies. Internal inadequacies that may affect an appraisal are an outdated kitchen or bathroom, whereas external inadequacies could be location.
