If you own, buy, sell, or build waterfront property in New Jersey, the NJ DEP’s new REAL Rule is something you need to know. I honestly haven’t seen many agents touch up on it, but in our local coastal markets you can’t afford to be misinformed. Whether you’re a local or looking to build a summer home on the shore, this is information that is crucial to know.

In my opinion I think navigating through state regulations vs local town regulations will be a headache for some. Every town has different regulations/zoning, which can vary from state requirements. Beyond the engineering puzzle of height limits and elevated mechanical platforms, you also have to factor in a real jump in construction costs. Building higher means more structural material and overall an increase in construction costs. It’s definitely a lot to take into consideration, and it’s why planning ahead is non-negotiable!
