This article almost scares a potential buyer away and should apply to all home buyers. But it should be taken seriously. The buyer’s agent has a fiduciary responsible to the seller as well as the buyer and that is to bring only qualified potential buyers to their home. So weeding out buyers who are out to spend time getting decorating ideas is the job of the buyer’s agent.
Buyers, new buyers especially need to know what pitfalls could be ahead. No one wants to live house poor so financial responsibility is a must. Among the first questions a buyer’s agent should ask their client is have you been pre qualified/pre approved for a mortgage. A good mortgage broker will go through the finances of potential buyers and provide a pre approval/pre qualification to the buyers to give to their agent showing their potential buying power. The Realtor and Mortgage Rep should stay in touch throughout the buying process.
Also look to your agent for help in securing professionals if needed (your team), such as lawyers, home inspection companies, mortgage brokers, repair and cleaning people and even movers; an agent should be able to supply you with several names for each of these people. All professionals give the same service. Word of mouth from friends and family should not be overlooked. You should choose professionals with whom you feel comfortable.
Buyers’ agents will know their neighborhood thoroughly and be able to guide their buyers. But, don’t sit back and leave everything up to your professionals; do your homework and know why and where you want live. Remember the professionals are there to guide not to dictate.
