Your offer was accepted! Time to relax? Not yet!

Here is what we have our clients do immediately:

1. Deposit Earnest Money same day if possible. There is a short deadline to get this done and missing it puts you in default.

2. Map every deadline out - Due Diligence and Finance & Appraisal deadlines. There are many tasks to get done during these periods. We make sure to keep track of these to protect your earnest money.

3. Start lender docs early. Gather and submit anything your lender may need or need updated copies of. Pay stubs, tax returns, bank statements, the faster you move with these, the smoother your closing will go.

4. Schedule your inspection ASAP! We usually get you a tentative inspection appointment when we submit your offer, this way the seller sees your seriousness and we can be ahead of the game for your due diligence period. Waiting will limit your negotiating window for repairs.

5. Revisit the neighborhood at different times of the day. Morning vs night can feel extremely different. See what the parking looks like on the streets, is it noisy in the evenings?

These checklist items can make your transaction as a whole so much smoother.
