I have three days of the year that I take VERY seriously: Father’s Day, Veterans Day, and my birthday.

And with my birthday coming up, the freebies are officially starting to hit my inbox. And let me tell you… I am a sucker for a freebie, especially when that freebie involves FOOD.

Combine my love of eating with my love of getting something for free, and you now understand exactly why I love my big day.

I’m not saying I have a birthday strategy… but if a restaurant wants to send me a free meal, dessert, appetizer, or anything else, I’m going to respectfully accept it.

So if you see me celebrating a little extra this year, just know I earned it.

Another personal closing. Another step toward a bigger purpose.

I just closed on another personal real estate transaction, and with this purchase comes the opportunity to provide even more housing to people in our community who may have a harder time finding a landlord willing to give them a chance.

With our rental properties, making money is, of course, the main goal. But it is not the only goal.

We also want to provide quality housing to people who have been told “no” because of a felony, a past eviction, credit challenges, or other issues in their history.

We understand that a person’s past does not always tell the whole story.

There are people who have made mistakes, faced difficult circumstances, or simply struggled to get back on their feet. While we still have standards and expectations for our tenants, we also believe in looking at the individual, showing compassion, and considering the progress they have made.

If someone has learned from their past and has demonstrated consistency and responsibility since then, we are willing to listen.

We believe in redemption stories, and we are grateful to have an opportunity to play a small part in them.

Real estate can build wealth, but it can also build opportunity, stability, and second chances.

🏡 Our First Home: The Stepping Stone

In January 2016, before my daughter was born, our family purchased our very first home.

For the next 8 years, this house served our family in ways that went far beyond four walls. Both of my kids started their journeys here, and to this day, they still call this place “home” and swear they want to move back. 😂😂

But when we bought it, the goal was never for it to be our forever home.

The goal was to have a stepping stone.

We understood that buying a home doesn’t always mean finding something that checks every box. Sometimes you have to find a home that works for you right now, build equity, create memories, and position yourself to level up into something bigger and more suitable for your family later.

That’s exactly what this home did for us.

Today, we’ve kept it as a rental, and its location makes it a great option for families who want to be close to Wanamaker while still having a place to call home.

Your first home doesn’t have to be your forever home. Sometimes it just needs to be your next step.

Transformation Friday

We’ve been steadily working to get our downstairs bathroom put together, and I’m really starting to see the vision come to life.

Since we’re going for that farmhouse feel throughout the home, I decided a traditional door just wouldn’t do. So, I installed a barn door for the bathroom. Next on the list? I’m hoping to build an indoor sauna right next door.

There’s still plenty of work to do, but that’s part of the fun. We’re putting in the time, doing the work, and transforming this house one project at a time.

And just like every DIY project, every closing gets us one step closer to that goal.

Apparently, my local print shop is already manifesting more business for me. 😂

I recently ordered some FOR RENT signs for our rental properties, and somehow the order came back as FOR SALE signs instead.

My guess? They know we’re going to keep growing and they’re just making sure I’m prepared for all the homes I’ll be selling. I appreciate the confidence… but I still need those FOR RENT signs!

The best part is being able to laugh about it with a local business. We all make mistakes, and that’s okay. What matters is how we handle them, make it right, and keep moving forward.

I love supporting local businesses because we’re all part of the same community, and sometimes a good laugh is just part of doing business.

Helping a fellow Veteran find a place to call home in Kansas is always special.

When we first talked about the move, my number one goal was simple: make sure they had a home waiting for them when they arrived in Kansas.

Being out of state can make the home-buying process feel overwhelming, especially when you’re trying to navigate showings and make decisions from afar. My job was to help bridge that gap, keep the process moving, and make the journey as stress-free as possible.

This is the second time in the last few months I’ve had the opportunity to help a Veteran family make Topeka, Kansas, home. Getting them under contract and one step closer to the closing table is the icing on the cake.

Early mornings on the farm can be so relaxing. We typically let the chickens and ducks out early, then sip our coffee on the front porch and enjoy the start of the day.

This morning, I found a yummy snack for them, and it was hilarious watching them run around the coop chasing each other and fighting over who gets to eat it first. Farm life definitely has its own kind of entertainment.

41 Capitols down, 9 to go.

Today, I’m reflecting on the journey so far, and honestly, I’m feeling the urge to get back out and explore.

As a Topeka native, my State Capitol journey started right here at home. Growing up, I would see the Kansas State Capitol while traveling around the city, and somewhere along the way, it sparked a goal: visit all 50 state capitols.

Fast forward to today, and I’ve made it to 41. I’ve even ranked the ones I’ve visited, and Kansas still holds a spot in my top five.

What I love most is that every capitol gives me a chance to experience a new city, see how other communities live, try new food, and learn something along the way.

Even better, I’ve gotten my daughter hooked on the journey. She has visited 27 capitols so far, and I love that we get to share this adventure together.

I can’t wait to check a few more off the bucket list. Fingers crossed, North Dakota and South Dakota are next, which would put me at 43!

Every home has a story, and 1529 SE Monroe is no exception.

We bought this home in 2020 after a listing appointment turned into a buying opportunity. Over the last few years, we have taken this home down to the studs and put in the work to make it an amazing home for our prospective tenants.

There are still a few minor things we want to address, but the journey to get here has been epic.
