Media Release: 2026 Change of Value Notices
"The Shawnee County Appraiser will mail the 2026 Change of Value Notices on February 27th to approximately 66,000 real estate parcels this year. In a continued effort to save taxpayers' money, only properties with changes to the assessed value or property classification will automatically receive notices by mail. If there has been no change in the assessed value or classification, a valuation notice will not be mailed unless requested.
Property owners who do not receive a notice but who wish to obtain one, or inquire about their appraised value or property classification, may do so by going to the county appraiser’s real estate search website [www.snco.us/ap](http://www.snco.us/ap) or the direct search at [https://ares.sncoapps.us/](https://ares.sncoapps.us/). They may also call the taxpayer assistance phone number 785-232-4461, contact us by email at [[email protected]](mailto:[email protected]), or visit the office at 1515 NW Saline Street.
Failure to receive a valuation notice does not preclude property owners from appealing their 2026 appraised value or property classification. Property owners may call the taxpayer assistance phone number 785-232-4461 to schedule an appeal or ask questions.
If the property owner believes the appraised value or classification is not in line with the market, the timeframe in which to file an informal equalization appeal is February 27, 2026, through March 30, 2026. Property owners who do not appeal within that timeframe will have the opportunity to file an appeal when they pay their taxes in December this year or at the second-half payment in May of 2027."

---2 Key Concerns regarding Solar Farms - Setbacks & Battery Storage

Proposed regulations include setbacks only 500 feet from residences, 50 feet from property lines and 150 feet from other structures and allow BESS (Battery energy storage systems)

In other states, safe distances from solar farms are over a 1.5 miles from a residence. (Jackson county has a 1,320 feet setback from residences, 300 feet from property lines, and 150 feet from other structures.)

These community-use farms will apply to zones RA-1, RR-1, I-1 and I-2 properties with conditional use permits.

Solar farm battery storage can explode or catch fire, and take days to extinguish. Insurance companies could increase rates or drop insurance for properties near solar farms for this reason. All of the chemicals from these burns end up in the environment and the area has to be evacuated.

The Shawnee County Commissioners already received 1,202 petitions from Shawnee Co. land owners representing 31,072 acres opposing community solar farms. We are the 3rd most populated county in Kansas.

Land owners can attend the meeting and voice concerns about the setbacks, insurance risks, etc. You can also email [email protected] before the meeting.
