A few interesting take-homes:

1. Many homes connected to a sewer line are eligible for a sewer “rider” on their insurance policy! Average cost can be less than $100/year for coverage!

2. Your sewer line does not have to back up to be able to file a claim for repairs.

3. When purchasing a home should be concerned about your insurance coverage on a roof of over 10 years.

4. Your deductible will change with the age of your home.

5. An impact-resistant shingle does not save you as much as you might think it does.

5. It is wise to shop for insurance within the first week of placing a home “under contract”.

6. After closing on a property, your insurance company has the right to make changes or cancel your policy.

I’ve heard this question from so many buyers and honestly, I understand why it can feel like a big step when you’re just beginning your home search.
I can tell you this… a great home buying experience starts with clarity. You deserve to know exactly who is representing you, what support you’ll receive, and how everything works before you fall in love with a home.

That’s exactly what a Buyer Representation Agreement helps establish. It:

🏡 Confirms that I’m officially representing YOU and your best interests.

📝 Clearly explains the services and guidance I’ll provide throughout your home search.

💬 Outlines how your agent may be compensated so there are no unexpected surprises.

🤝 Sets expectations and creates a clear working relationship from the very beginning.

🔑 Gives us the opportunity to talk through the process before we’re standing inside a home wondering if it could be “the one.”

Signing this agreement does not mean you’re agreeing to purchase a particular house. It means you’re choosing an agent to guide you, advocate for you, help you understand your options, and protect your interests throughout the process based on the terms you agree to together.

My goal is never for you to sign something you don’t understand. My goal is for you to feel informed, supported, and completely confident before we ever open that first front door. 🫶🏻

• Float furniture off the walls – leaving a few inches of air around sofas and chairs makes rooms feel intentional, not cramped.

• Use leggy pieces – chairs, sofas, and tables with visible legs create more visual floor space.

• Keep a tight color palette – 2–3 main colors (plus a metal or wood tone) prevent visual clutter.

• Double-duty pieces – think storage ottomans, nesting tables, and benches with hidden storage.

Perfect for staging to sell or just loving the home you’re in.
