Recap:
It has been a strong year for homes sold in the town of Rossville. We have seen more balance in the market. Around 25% of homes saw multiple offers and sales prices higher than list price, while a majority sold right at list price or just below. Houses outside of town actually had a higher days on market and lower list to sales price ratio, which I am not sure I have seen that in the 10 years I have been a realtor. Low flood insurance rates, convenient living, and lower home values than the surrounding towns may be playing a part in that.
Overall, good homes still sell quickly if priced right and presented well. If a house hasn't sold within the first week or two, we generally will see it sell once the seller has made a price improvement.
