𝗝𝘂𝗹𝘆 𝗠𝗮𝗿𝗸𝗲𝘁 𝗦𝗻𝗮𝗽𝘀 𝗮𝗿𝗲 𝗮 𝗹𝗶𝘁𝘁𝗹𝗲 𝗹𝗮𝘁𝗲 𝘁𝗵𝗶𝘀 𝗺𝗼𝗻𝘁𝗵… apparently launching my second kid off to school and officially becoming an empty nester took up a little more bandwidth than anticipated. 🥹
But being a little late actually gave me a better view of what happened next. 👀

𝗝𝘂𝗹𝘆’𝘀 𝗰𝗹𝗼𝘀𝗲𝗱 𝘀𝗮𝗹𝗲𝘀 𝘁𝗲𝗹𝗹 𝗼𝗻𝗲 𝘀𝘁𝗼𝗿𝘆. 𝗧𝗼𝗱𝗮𝘆’𝘀 𝗮𝗰𝘁𝗶𝘃𝗲 𝗶𝗻𝘃𝗲𝗻𝘁𝗼𝗿𝘆 𝘁𝗲𝗹𝗹𝘀 𝗮𝗻𝗼𝘁𝗵𝗲𝗿.

Across Boxford, Georgetown, Groveland, Newbury, Rowley & Topsfield, July was STRONG. Homes that sold moved quickly — averaging just 4–12 days on market — and every town averaged at or above asking price.

But look at what’s happening with the homes still on the market today…
In every one of these towns, the majority of active listings have now been sitting for several weeks — and in some cases, much longer.

😳 So is the market suddenly bad? Nope.
🤓 What I see is a more selective buyer.

The right homes — priced well, presented well and perceived as a good value — are still selling FAST and can absolutely command multiple offers. 🎯

The others? Buyers aren't afraid to wait.

The market is still strong. But simply putting a house on the market isn't enough anymore. Strategy matters. 💚🏡

This is what 'passing the torch' looks like!

This journey started months ago with Kate & Eric. We looked at home after home, but every inspection told us the same thing... keep waiting. The right one was still out there.

At the same time, I had the privilege of listing a beautiful home. The sellers built it, raised their family there, cared for it beautifully, and were getting ready for their next adventure in Florida.

When the home didn't sell in the first couple of weeks, I couldn't stop thinking about Kate & Eric.

I called the sellers and said, "I have a feeling I know the perfect family for your home."

They trusted me.

Kate & Eric walked through the door... and the rest is history.

They fell in love not just with the house, but with the story behind it. The sellers loved knowing their home would be filled with another young family making memories of their own.

In more than a decade in real estate, this is the first time I've represented both sides of a sale. It's something I almost never do—but this was one of those rare moments where it simply felt right, and everyone agreed.

Some houses have a soul. 🤍

This beautiful 1870 Colonial was an absolute joy to help prepare for the market. My investor sellers trusted me to lean into the home’s history instead of covering it up. We kept the original light fixtures, and one gorgeous globe fixture that had been tucked away in the basement became the statement piece in the front foyer.
