Veterans shouldn't have to go through what this veteran had to go through to save his home from foreclosure. Not all lenders are created equal. Please know that any lender can service a VA loan.
This particular lender that this loan was sold to had terrible communication and no direct email address or phone extension to communicate-just a generic one email/ number that goes to whoever may pick it up out of the general mailbox.
With previous injuries and then another injury resulting in a long hospital stay, the homeowner tried to do the right thing.
From his hospital bed he contacted an attorney to file bankruptcy. Believing that was in motion, he concentrated on healing. Surprised to find out later, that it wasn't completed. Falling behind on payments he contacts me to get the house on the market to avoid a foreclosure hit on his credit (he's going to need to purchase somewhere for his family to reside after selling their current home). So many times he was told "your file is on hold you can sell it yourself". It was a lot of jumping through hoops and one rep would state one thing and two days later a different one would state another. Basically wasting time waiting on hold for hours to get to someone who wouldn't even register the call in the system. I was added as a user early on to try to help alleviate the stress this was causing. So many calls/ emails. Unbeknownst to all of us-Notes were not notated on the account. Payoff requests would not be processed and need reordered. The list goes on and on.
Anyhow...
We got the house under contract! Only to have it listed in foreclosure auction after.
PTSD is real- do you know how you'd feel when strangers just start showing up in your backyard, looking in your windows?
Imagine how it feels to a 3 tour veteran.
Lender was absolutely no help. It was bewildering to have a full payoff purchase and no one would give us where to wire/ send the payoff to be sure it was applied.
Equally confusing that the rep stated the auction would not happen, but it did. I've never had a lender make it so difficult to give information to pay them...refusing information to the homeowner, myself, and the title company..it did seem as if they'd do all they could to make this process next to impossible..And then before the call concluded say: "Thank you for your service".
What a punch in the throat!
With a great buyer/seller, a supportive title company and laser focus.. we got it done!
-Despite the nonexistant customer service from the lender.
I have never been so HAPPY at a closing (and all closings are a positive experience)
as I was on March 23 at 1300 hours.
Shout out to Ohio Valley Title for going above and beyond for this Veteran. Thank vou Hollv, Pennv. Keri, Jocelvnn and the rest of the crew at OVT.
