7 TIPS PARA TENER EN CUENTA
CUANDO PIENSES VENDER TU CASA

Cuando tomas la decisión de si vender o no tu casa, tienes que tener claro que no es una decisión que se toma apresuradamente, requiere planificar este proceso que vas a hacer y que mejor que con la ayuda de agente de bienes raíces.
Te comparto algunos consejos que les doy a mis clientes cuando optan por vender su propiedad.

👉 1. No pospongas hasta el último minuto para listarla con un agente de Real Estate.
Porque el tomar una decisión desesperada tendrías que conformarte con una cotización muy baja. No te conformes con menos.
👉 2. La presentación de su casa es importante, por lo tanto elimina todo desorden y suciedad que ella tenga. Haz que tu hogar luzca lo mejor posible. Por ejemplo dale una buena limpieza de afuera hacia adentro, que los nuevos compradores puedan sentir el olor a hogar y desear comprarla ya.
👉 3. Se parte de la promoción de tu hogar, por ello es vital que trabajes de la mano con tu agente inmobiliario y le resaltes los aspectos mas destacados de tu casa, por ejemplo hablar de lo bueno que es pasar un buen tiempo en el jardín o patio de la casa, o los lugares cercas como el gimnasio, supermercados o tiendas, así como las escuelas que hay, etc.
Importante que mantengas limpio el césped donde esta el aviso y que se mantenga visible. Puedes imprimir hojas con la descripción de la casa y pegarlas.
👉 4. Tenga claro cómo será el procedimiento en toda la transacción de venta, para que no tengas sorpresas desagradables. Blanca Garcia como agente le explicaré y responderé todas las preguntas que le surjan.
👉 5. El Tiempo de duración de la venta es igual de importante, porque de ello va a depender que el valor de su propiedad suba o baje y que no tenga que hacer mas gastos.
El tiempo promedio para que una casa permanezca en el mercado es de 7 semanas, por tal razón debe hacer todo lo posible para venderla en ese periodo de tiempo.
👉 6. NO SobreVenda
Los compradores no deben ser presionados, porque sino te huyen (eso déjalo para los que venden carros usados).
Para mostrar un casa la mejor forma es que marques sus características y luego deja que el comprador se acerque a ti y no lo persigas.
👉 7. Confía en tu Agente de Bienes Raíces.

Be part of the promotion of your home, so it is vital that you work hand in hand with your real estate agent and highlight the most outstanding aspects of your home, for example talking about how good it is to spend a good time in the garden or patio of the house, or nearby places such as the gym, supermarkets or stores, as well as schools, etc.
It is important that you keep the lawn where the notice is clean and that it remains visible. You can print sheets with the description of the house and paste them.
