Three years after first contact, this Lynwood probate officially closed and this one came with just about every challenge possible along the way.
What began as a probate sale quickly evolved into a complex transaction involving vacant property complications, repeated security issues, a fire that caused smoke damage throughout much of the home, dual probate approval through both Los Angeles and Orange County, expired city inspections, and an active public safety case during escrow.
A major lesson from this transaction: transferring ownership percentages into trusts without proper legal guidance can unintentionally affect probate and title transfer later on. This property required probate in two counties after a joint tenancy was unintentionally severed through a trust transfer. Proper estate planning matters.
Huge thank you to the Lynwood Sheriff’s Department for going above and beyond on this property over the years and to the buyers/investors who remained patient through a nearly 10 month escrow process.
After all of that… this property closed at $435,000 in Lynwood, CA.

WHAT IS THE ULTIMATE SCORE?

Matchbooks! Yes, that’s right… through the years our sellers have often handed over boxes of matches, they no longer cared about. Matchbooks with dates and celebrated events marked inside.
Can I even tell you how much I adore them?
You might ask me why and I’ll tell you. When I was younger my grandma ALWAYS asked for/nabbed a few boxes of matches at any ā€œfancyā€ restaurant we went to. Ok swipe that, it didn’t have to be fancy. But the matches felt special. Many of you know my grandmother passed away this month at the vintage age of 103.
I am now on the receiving end of all the fancy my grandma experienced over her many years on earth.
When things seem to be going against me, I find it’s best to focus on what we know to be a treasure. Those things are often of little or no value.
I hope today you can take even a brief moment to appreciate what money can’t buy ā¤ļø like these memories, for me!
Selling homes is about more than my commission, or your commission. We are often helping one’s realize their lifelong dreams. I hope all in our industry can keep that in mind as the market shifts and things get gritty.

WHEN THE HUSBAND IS GONE!
Lol Jer is gone for a few days and although the woke me up 2x before 7 AM I know I’m going to miss him and his antics.
From towing a friends Land Cruiser into his tundra to being covered in grease 24/7 this guy is all mine šŸ˜‚šŸ¤£ (though he honestly almost died at 5/7AM today).

REDUCE YOUR INTEREST RATE!
We have been hearing a lot about 2-1 buydowns. Here explains what that looks like and how it can work for you.
I asked Rob what the cost of a buy down would be in the example he provided. On a 700k loan the cost would be 2.218 points or $15,528.59. Yes, you can ask a seller to pay this cost.
Important takeaways-
āš«ļøA 2-1 buydown lowers the interest rate on a mortgage for the first two years before it rises to the regular, permanent rate.
āš«ļøThe rate is two percentage points lower during the first year and one percentage point lower in the second year.
āš«ļøSellers, may offer a 2-1 buydown to make a property more attractive to buyers.
āš«ļø2-1 buydowns can be a good deal for homebuyers, provided that they will be able to afford the higher monthly payments once those begin.

YES REAL ESTATE IS STILL A GOOD INVESTMENT…
WHY?
1 – It is considered safe- If your (real estate) investment loses value it does so for a short term. If you can afford to hold, you will not lose.
2- Appreciation in value- When you invest in real estate, your asset appreciates naturally with the market. In addition, you can force appreciation.
In other words, as you renovate, the rent goes up, which in turn increases the value. This can turn real estate investing into a lucrative venture.
4 – Diversity- The most successful investors are also the most diversified. Diversification strengthens your odds of long-term success.
5 – Real Estate Investor- Tax Deductions
Tax deduction is one of the Reasons why Real Estate is a great investment. (Not a CPA please consult one for any tax advice). You can generally deduct all expenses directly related to the property and Depreciation.
6- Tangible Assets - Investing in real estate is a tangible investment. From generation to generation, it is one of the easiest asset forms to pass on. This can include deferring taxes in some cases (again consult your CPA).
7- Passive Income-
Investing in real estate to earn passive income is one of the best reasons to do so. You can generate passive income from a real estate investment in many ways (short term, long term, REITs) . Investing in real estate is one of the most profitable asset classes. It consistently yields some of the highest returns in any portfolio.
8- Leverage- Leverage in real estate refers to borrowing money from one property to purchase another. Many investors pull equity as soon as it is available to move on to their next project. This does have risk potential, but many successful ā€œreal estate mogulsā€ have gained great wealth with this strategy.

OFF MARKET OFFERS CAN COST YOU!
We just closed a property in 10 days, 14 days from listing to closing.
This same property had a prior offer from a neighbor. The price discussed was about 50k under what the property sold for, open market. The buyer making that original offer laughed at the amount our seller wanted.
Welllllll here we are, we had 2 offers, both cash and now have happy clients with 50k more than they would have, if they sold direct!

THE LONG GAME!
The last 2 years have reiterated how important timing can be. There have been so many frustrated buyers out there. For about a year and a half buyers were basically offering 10-20% over asking and accepting a property as is. That all changes when less offers are received. With 5 offers in hand it’s easy to walk away if a buyer asks for repairs or credits. With 2 offers in hand, it’s a gamble.
