After all the issues leading up to the final closing have been resolved, the actual closing will occur. The buyer's agent should attend the buyer's escrow appointment for signing their closing documents. This should be the case for first-time and experienced buyers. The buyer's agent, always working under the burden of the fiduciary duty of care, must be involved in the closing process. Even though the escrow officer may be competent, only the buyer's broker knows the transaction in such a way that the interests of the buyer can be protected.

The estimated settlement statement should be reviewed by the buyer's agent. This statement often contains errors or omissions that are best discovered by the agent. A close study of this statement by the agent could discover errors that could otherwise cause delays in closing.

As a part of the agent's service to the buyer, the buyer may rightly expect that the agent attends their closing appointment in the event issues arise that will demand the attention of the agent. It is also good client service to attend the closing. The agent's job is not finished until the transaction is closed.
