Flex pipe, accordion pipe, “handyman’s special”. Installed for its maneuverability and DIY solution. prone to clogs and leaks it’s not a reliable material, especially if you are preparing a home to rent. Waste pipe should be properly trapped, made of material that is ”smooth and continuous” as is considered a best practice. Correction Is recommended by a licensed plumbing contractor.

Hello folks,

May is National Electrical Safety Month.

Here is an example of a bathroom receptacle that should have GFCI protection, when tested it is discovered to be defective/non functional. An occupant safety hazard that is easily correctable by a qualified person.
Each year -

*140,000 electrical fires caused from faulty wiring/equipment

*400 fatal incidents

*4,000 injuries

*1.6 Billion $ in property damage

It is important that your in home safety devices function as intended for the protection of your family and property. Electrical alterations/tests/ repairs should only be performed by a licensed electrical contractor.

These 3 breakers here with the test buttons are what’s called Arc Fault Circuit Interruption breakers or AFCI breakers more commonly. Effective Jan 1, 2002 all homes built must be constructed with these breakers in accordance with the NEC. (National Electrical Code) AFCI breakers were developed to mitigate the loss of property and loss of life. They function by continuously monitoring current within the bedroom walls electrical wiring system and will shut down power or “trip” if there is a irregularity in the functional flow of electricity.

An example of what could cause an electrical disruption within the walls is from rodent activity. Rodents most often gain access to the home via the roof system from overhanging trees.

It is always recommended to have the best safety devices in place and to be current with todays best safety standards of practice.
Cost of having a licensed electrician upgrade your home with AFCI protection ranges from 160$-260$ per breaker typically.

A home inspection is not a code inspection, nor is a home inspector a code inspector. If you are looking to buy a home for the purpose of renting or resale it is wise to know your home safety strengths and potential liabilities as it pertains to value.

The only person who should ever perform alterations or upgrades to your home electrical system is a currently licensed electrical contractor.

Dryer vent terminates inside the home, shared communal area of a 3rd floor Condo. (3 tenants) Dryer vented air should always terminate outside the home, dryer lint is a fire hazard as it is highly flammable. Vented dryer air amongst other respiratory hazards contains highly toxic chemicals from fabric softeners. Dryer vent typically expends 1-2 gallons of moisture, this can deteriorate the integrity of the surrounding walls and escalate to spawning mold spores if not corrected. Needless to say, this condition is an immediate health and fire hazard that should be corrected by a licensed HVAC contractor without delay.

On a side note, 1 of the tenants complained to me about how hot “It gets really really hot up here with the dryer running”. He sleeps 15’ away, totally unaware of what he may be breathing. I felt bad for him, that he was unaware. Also, felt grateful I was lead to that moment where I could make the difference. At this point it wasn’t a job/inspection/work/money… A thought came into my head ”Now I’m doing God’s work”

Last week I discovered this 1/2 bath toilet not securely bolted to the floor. To test I applied lateral pressure with the inside of my right knee, my elbow up against the wall began to sink in. The toilet easily moved about 3” and the wall depression was highly unusual. If your toilet seat isn’t bolted to the floor, minor leaks can create and escalate to significant, costly damage. Using 2 different moisture meters and testing all the surrounding walls for verification, I concluded that though the wall was not wet to the touch, it’s softness and high moisture reading indicated a plumbing leak behind the wall. I recommended a licensed plumbing contractor further evaluate and correct, the plumber found a fracture in the piping and an active leak. The seller covered the 1,000$ repair before the sale was completed, the buyer (my client) saved thousands in what could have escalated to more costly damage. Following the standards of practice and combining reasoning with discipline paid dividends for the client. I always recommend having a home inspector, a good inspection will often pay for itself many times over.

Wind Mitigation Inspection

Used primarily to determine nail spacing within the top chord of the roof deck attachment.

What I want to do is show your insurance provider that your roof deck is attached using 8d, 2-1/2” fasteners spaced reliably not more than 6” apart, amongst many other things.

A series of photos will be included in your insurance report :

-Width of roof deck sheathing

-Size of the dimensional lumber

-Presence of SWR (secondary water resistant)

-Size of fasteners (nails) used to secure the roof deck

-Distance that the trusses are spaced from one another

-Method of attachment for the roof to wall connection (multiple photos, angles and in several areas)

-Tape measure photo across 3 consecutive trusses to display reliable fastener spacing, marked location using red or black marker. (whatever is in my pocket 🤷🏻‍♂️)

These are some of the primary elements of a Wind Mitigation Inspection inside the attic. Garage, windows, doors and roof shape design also play a key role. My suggestion is if you’re building a home in hurricane zone, have your contractors implement wind mitigation installation wherever possible. Protect your family, finances & significantly increase the
re-sale value of your home, while also qualify yourself for the best possible wind mitigation insurance discounts 💵👍🏻

If you’re buying a home, ask if wind mitigation installation is present and ask for documents.

Let’s talk R22 Refrigerant

-R22 emissions are damaging to the ozone.

-Manufacturing of R22 is discontinued (2020) & it can no longer be imported into the U.S.A.

-Total phase out, no longer for use is not until 2030

-R22 is not illegal, you may purchase it from what is stockpiled or from what has been recycled

-Don’t be fooled by any service tech that tells you they cannot repair your unit or replace the R22, that is an untrue statement possibly sales motivated.

-it is considerably more expensive than other coolants, it’s advisable to consider replacement of the system in the event of a costly repair.

-When you schedule your annual service cleaning with a licensed HVAC technician, ask that person if your system is convertible to R407c coolant.

-DO NOT attempt a DIY approach to making any coolant conversion or alteration to your HVAC system, the fragility of the process and precision involved necessitates that only an experienced, licensed HVAC contractor make any alterations.

With Elsa bearing down on Florida, Storm season upon us, thought it might be a good idea to talk about the importance of a complete guttering system.
In this photo, the above roof is without a gutter, the roof below will take on a significant amount more water load in every storm, entirely avoidable. The increased water volume will strain the shingles far faster than the roof above, causing shingle granule loss and greater opportunity for water intrusion. Those shingle granules you see in your gutter, they function to reflect the the sun’s UV Rays from the roof. As rapid granule loss occurs, faster roof expiration and costly repair damage will ensue. It’s certainly better to maximize your asphalt shingle shelf life in the 20-30 year range, versus 10-13 years. A properly installed guttering system also serves to protect your home from foundation cracking, pest & termite intrusion. A gutter downspout should should terminate at minimum 24” from foundation, at a downward slope.
-A termite can move through concrete cracks 1/32 of 1”.
-Termites are found in every state, except Alaska. Hope everyone stays safe during the ⛈. Thanks to all who follow!
