ROXY IS FOUND!!! Thank you everyone for your support and help, everyone has been so amazing🤍🤍🤍 she has gotten loose 3 times in the course of last night to this morning. She is now on her way back to me and can now have some breakfast🙏

Unfortunately, I have to do one on these posts again😢 our Roxy girl is missing... she had a sleep over at her dads and does not know the new area very well and took off like she's so known to do. She was last seen at 87 Turnpike Rd in Townsend around 10:00pm. Her collar with her name and my number is NOT on her. We have been looking all night for her. Please share this post and help us find our girl. She is a wild card but such a sweet sweet girl and wouldn't hurt anyone. Please CALL ME ANY TIME OF THE NIGHT... 978-201-9137 my ringer is on and I probably won't sleep anyway.

Hoping this video will raise a conversation regarding how to handle these home inspections.

I will do a happier video on how I set the expectations on a home inspection with my buyers... I think it would be helpful😊

I look at us agents as the "parents" and the buyers as our "children" they trust us as we are the experts in this field.

When the buyers decide the house is worth the dollar they offer, us agents should be at the showing pointing out everything that they know is not new or may need to be replaced in the next 5 or so years.

That offer should reflect that showing and the inspection should be to learn about your new house. Any safety issues that you could not see, for example a foundation issue or mold is an acceptable negotiation.

If you are buying an older home, you may not have all outlets up to code. Just know that ahead of time

If the furnace/boiler is original and WORKING get a home warranty, do not make a strong offer then do a home inspection and ask for $10,000 cause the heating system is old.

If you know the roof is older, don't put in an over asking offer then ask for $15000 off the price for a new roof

You get the idea.

If you really love the home you are buying you will take it the way it is as long as it's safe and make it your own overtime. You chose what you thought that house was worth to you the moment you signed the offer.

We no longer are able to avoid a home inspection, and I'm okay with that... however, for the agent and the buyer, do your due diligence, look at that home for defects at the showing and place your offer based on what you see to the eye.

It's really just a little aggravating cause we just came from a hot wave of everyone waiving home inspections. So anyone newer in the industry in the last 6 years haven't really had to negotiate home inspections. It's important to understand how to set expectations with the buyers.

I was lucky to come into the business when home inspections were always a thing and I had an amazing mentor and a great home inspector who taught me. You know who you are🤍

OFFER ACCEPTED ON MY HOUSE!! 🎉🎉🎉

And.... the sellers of my new lake house granted the extension for a closing August 21st!!!

Since exactly last year I decided to leave the person I loved so much and bought a house with...and for the happiness of myself and my children I had to make the decision to leave..it's been a hard road this last year and a half for all of us....

I have healed and learned so much in this time and so happy to be moving to a peaceful retreat with my pups and start a new chapter. ACTUALLY.... I think a book has closed and a new book is starting🤍🤍🤍
