I'm very thankful that we were able to get this beautiful property under contract for my client in just FIVE days. I was nervous as we went live, entering an abnormal market, but we stuck to the game plan and ended up knocking it out of the park.
I must say, this listing was pretty special to me. Tanyerhyde started off as a cold call, which then turned into a meeting, and eventually blossomed into a friendship. Thank you, Bob and Janine, for trusting me throughout the process. From our initial meeting at the dinner table to the complete renovation of the entire first floor, interior designing and staging, to photography, and finally hitting the market! It was a long journey, but achieving a number well above our expectations made it all worthwhile.
An important thing to consider when listing your home is that you have OPTIONS! In 1992, they hired a private builder and hand-picked this lot in Westminster to build their dream home, where they raised their family for the last 31 years. When the time came to move closer to their daughter and grandchildren, it was time to let go of the home that held so many memories.
When I entered the conversation, they had initially planned to list the home as it was, with its original finishes, and see what the market had to offer. I discussed the options and potential pricing if we listed it as is, as well as the benefits of doing some renovations before putting it on the market. Renovating before selling only makes sense. It's likely to increase the value of the home, making it more competitive in the market and potentially leading to faster sales and higher offers, or both. My golden rule of thumb is the two-to-one rule: any investment in the house should ideally yield double that return in the offer price. They loved the idea of maximizing their investment and decided to take my advice, and the renovations began.
We had Chelsea, our interior designer, come over and lay out some options for the remodel, hired the contractors, and two months later, the home had undergone a complete makeover. Chels returned to stage the home, we arranged for photography, and it was time for the rubber to meet the road.
They were a bit apprehensive yet hopeful about seeing their two-to-one investment come to fruition, with plans to wait until spring if those offers didn't materialize. However, just five days after going live in a currently sluggish market, we received an offer that far exceeded our two-to-one renovation price point. While those two months of renovations might have seemed daunting, the outcome was certainly worth it.
