Another happy seller on settlement day!

We recently helped Steve, a home owner in Parkville sell his house for a full cash offer.

We met him at his property, estimated the rehab cost, and signed an agreement to close in just two and a half weeks.

We will be rehabbing the house and turning it into a rental property for a Baltimore Regional Housing Partnership (BRHP) family.

Another happy seller at settlement in Dundalk, MD!

Mike had a property that needed some work and didn't want to sell it the traditional route. We gave him the fair market price, sent him the agreement, and 14 days from signing we closed on the property.

Mike walked with cash in hand for future real estate endeavors.

Has your home been damaged by a storm?

Maybe it happened recently or maybe it happened years ago… and you’re just now realizing that you can’t afford to hold onto the home.

We get it… it’s a tough situation.

If you really don’t want to sell, then you might consider repairing damages and even rebuilding if something has been severely destroyed.

Sadly, this can cost a lot of money and even more time. You’ll likely have to move elsewhere while repairs take place.

Of course, if you have a sentimental attachment to the home and a lot of time and money, then maybe that’s a reasonable course of action.

For many people, though, selling quickly and painlessly will be the best option.

Unfortunately, you can’t sell a severely damaged home through a real estate agent on the MLS; you can’t go the traditional route.

Here’s the good news: at Free Bird Properties, we’ve helped people just like yourself sell their home quickly and easily, as-is for cash.

In fact, you can give us a call at (410) 826-8200 to get your fair cash offer! We hope to hear from you soon!

Trying to sell a home with a torn-up yard?

We get it…

For better or worse, the first thing that buyers see — before they even walk in your house — is the lawn.

And if that yard leaves a bad first impression, it can make potential buyers walk away without a second-glance.

Fortunately, that’s not how the story has to end.

If you’re trying to sell a home with a less-than-pretty yard, here are some things you can do.

Fix The Lawn — If you have time and money that you don’t mind spending on fixing up your lawn, then this is your first option. You can pull up weeds, mow, and re-seed your lawn where necessary. But be aware that it can take up to a month for your yard to get looking like you want it to.

Purchase Turf Grass — This option is certainly quicker than trying to repair your lawn, but it also can be quite expensive. It costs between $5 and $20 per square foot. So you’ll definitely need a hefty budget to make this happen.

Sell To a Professional Homebuyer — If you don’t want to worry about repairing your lawn and you don’t want to pay for expensive turf grass, you might just consider selling to a professional homebuyer like us. At Free Bird Properties, we buy houses as-is for cash and we can close in as little as two weeks. Give us a call if you want to hear our offer! (410) 826-8200

Trying to sell a home that is really outdated?

Time moves fast… the housing market and buyer expectations are no exception. Every year, buyers expect to purchase a home with the latest and greatest updates.

But naturally, you haven’t had time to keep up with all of those upgrades on your home… you were busy doing other things.

Still, now that you want to sell, you’re struggling to get as much attention as you’d like… and you’re probably struggling to get the price you want.

Here are some ideas to help…

Update The Main Stuff — When it comes to getting as much money as possible for your home, not all updates are equal. If you want to spend money and time updating your home, then start with the kitchen and bathrooms, then appliances, and give your home a fresh paint job. This will cost you a pretty penny, but will make your home far easier to sell for a hefty price-point.

Rent The Home — Tenants are usually less picky about the home they’re moving into than buyers are. Since they don’t own the home, they’re willing to look past outdated features. The downside is that tenants might not treat the home with as much respect as it deserves. But this is certainly an option if you have the energy and know-how to manage tenants.

Sell To a Professional Homebuyer — If you just want to sell your house fast and you have a lot of equity, then consider selling to a professional homebuyer like ourselves at Free Bird Properties. We’ll buy your house as-is for cash and we can close in as little as two weeks. Give us a call at (410) 826-8200 to get your offer!

Trying to sell a house that doesn’t fit with your market’s expectations?

We get it…

The average amount of time that a house stays on the market is between 65 and 93 days… but for a home that’s not in the ideal price range, in an undesirable location, or not totally updated, that time-span can drag on even past 100 days.

Naturally, you don’t want to wait 3 months or more to sell your home…

You want to sell as quickly and painlessly as possible… for as much money as possible.

At Free Bird Properties, we’ve worked with lots of homesellers in Baltimore. And these are some options you might consider…

Update Your Home — Most buyers in today’s market expect their new home to have brand new, updated appliances and to be sparkly-clean. It will probably cost you a lot of money and take a lot of time to update and repair your home, but it’s certainly an option if you have the patience.

Lower Your Price — It stinks to get less money for your home than you were hoping for, but lowering your asking price can definitely help you sell your home faster. If you’re more concerned about selling your house quickly than getting a lot of money for it, then you might consider asking for less.

Sell To a Professional — At Free Bird Properties, we can buy your property, AS-IS for cash. We can even close in as little as two weeks. If you want to get rid of your home quickly for a fair cash price without going through the typical complicated process, give us a call at (410) 826-8200.

Trying to sell your home but failing on the inspections?

Unfortunately, nothing deters buyers quite like dry rot, pests, or some other ominous discovery during inspection.

What’s worse? Fixing that damage you didn’t even know about can be expensive.

And naturally, you weren’t wanting to SPEND money on the sale of your home, you were wanting to MAKE money.

But most buyers will cold-shoulder you until it’s fixed.

At Free Bird Properties, we’ve worked with a lot of frustrated sellers who’ve gone through a similar situation.

We always tell them, your only options are to…

Fix The Damage — It’ll cost time and money, but fixing the damage discovered during an inspection is the only way to sell your house on the MLS in any reasonable amount of time.

Ignore The Damage — You could always just ignore the damage and try to find a buyer that doesn’t care… but that’s going to be pretty tough. And you should probably expect to be waiting for more than 3 months to find a buyer.

Sell To a Professional — At Free Bird Properties, we buy homes as-is for cash and we can close in as little as two weeks. We will pay closing costs and we don’t care if your home passes an inspection. Give us a call if you want to learn more! (410) 826-8200

Here are some questions that we encourage you to ask when you’re trying to find a trustworthy real estate agent…

Can I Speak With Someone Who You’ve Worked With Recently? — This will tell you a lot about the real estate agent. By speaking with someone else who worked with the agent, you can more easily determine whether the agent will be a fit for you.

How Much Commission Do You Charge? — You don’t want to be surprised by how much money the real estate agent takes on the sale of your home, so ask this question upfront.

How Long Have You Been An Agent? — The longer that an agent has been in the real estate business, the better. That means they probably understand different types of markets, buyers, sellers, and negotiations.

Asking those three questions will tell you a lot about any agent.

But if you just want to skip the traditional home selling process altogether… then give us a call — we can buy your home for cash, as-is, within just two weeks — (410) 826-8200

Are you dealing with a leaky roof?

Well, you’re not the first.

Believe it or not, we’ve worked with a TON of homeowners who have a leaky roof.

And fortunately, it’s not the end of the world. Still, the longer you take to fix the problem, the more water damage it’s going to do… so here are some recommendations for dealing with a leaky roof.

Contain The Water Damage — The first thing you want to do when you discover a leaky roof is try to contain as much of the ongoing water damage as possible. Use buckets and towels to avoid further damage and replace them as needed.

Remove The Water — Try to remove water where it’s pooled up. The longer that water sits on a surface, the more damage it’s going to cause, so get rid of as much as you possibly can.

Check With Your Insurance — Give your insurance agent a call to determine if you’re covered for water damage. If you are, you can probably get insurance to pain for fixing any damages.

Fix The Roof — If you decide to keep your home, then you’ll need to fix the roof. You can hire someone else to do this, do it yourself, or try and get insurance to pay for it. If this step is a problem for you though, then check out the final option.

Sell Your Home For Cash — If your house has more problems than it’s worth, you can sell your house for cash to a company like ours. We buy properties as-is for cash and we can close in just a few weeks. Give us a call if you want to get a fair cash offer on your home! (410) 826-8200
