We loved partnering with NHS Baltimore on this sweet home.
We're not sure how long this house had been vacant, but it needed a lot of work to bring it back to glory.

After we addressed some pretty significant structural issues, we were able to create this lovely 2 bedroom/2 bath home in the heart of Abell.

It was great to see how excited the new homeowners were to begin living in this great Baltimore neighborhood.

Historic Marble Hill is one of the most beautiful and historically significant neighborhoods in all of Baltimore City. We have had the privilege of working here for several years. In 2018 we completed the renovation of two vacant houses on the 1300 block of Druid Hill Ave.

Through the use of Maryland state C.O.R.E. funding we were able to stabilize these long-vacant buildings that were in danger of collapse. After the renovations were complete the new homeowners were able to take advantage of both the Baltimore CHAP tax credit and the Baltimore Vacants to Value grant, increasing the overall affordability of these homes.

We were thrilled to be able to renovate another Eutaw Place beauty. The architecture of the homes on this street is some of the most beautiful in all of Baltimore.

We again followed all Baltimore City Commission for Historical and Architectural Preservation guidelines and received the full CHAP tax credit which we were able to pass on to the new owner.

One of the challenges we faced was replicating the intricate cornice across the top of the building. When we purchased the house the cornice was nearly completely missing. Almost every house on the block still has its cornice, so this house with the missing cornice was a real eyesore. Through the work of some dedicated contractors, we were finally able to replace it and we are so happy with the result.

This 4,300 square foot house still had the original wood paneling on the walls in the living room and dining room, pocket doors into the dining room and 2 original fireplaces in the living room; we saved and restored all those original elements.

At some point in the past, previous owners had removed all the historic elements from the rest of the house. While it is a shame to lose that, it provided us the opportunity to create new spaces for a new owner.

We kept the footprint of the old kitchen (including keeping the old servants stairs), but updated it with all new cabinets, counters, lighting and appliances. We were even able to incorporate space for a powder room.

There are 4 bedrooms and 3 bathrooms on the upper two floors. We created two master suites with full baths, one on the 2nd floor and one on the 3rd floor. The 3rd floor master suite includes a "morning room" with a sink and refrigerator, so the owner can enjoy their morning cup of coffee upstairs and step out on the deck as they start their day. We also included a sitting room on the 2nd floor to give the owners a quiet place to relax.

We replaced all the HVAC, plumbing and electrical systems, bringing everything up to current building code.

This house was a lot of fun to work on and we're sure the new owners will enjoy it as much as we did!

This beautiful home in Historic Marble Hill had been badly damaged by fire prior to our purchasing it. We enjoyed the opportunity to completely clean it out and start fresh.

We created an open floor plan on the first floor, you can see all the way through to the kitchen when you walk in the front door. There is plenty of space for a relaxing living room, a dining room, powder room and a large kitchen.

Outside the kitchen door is an oversized, private backyard, with a stamped concrete patio, several shade trees and a parking pad.

The 2nd floor has two large bedrooms, a hall bathroom with two vanities and the laundry.

The entire third floor is the master suite, complete with an office/sitting room, bathroom with double vanity and walk-in closet with a storage system.

While the fire damage on the interior of the house prevented us from keeping any of the original historic details, we were able to maintain the historic character of the exterior, with wooden replacement windows the same size as the originals and a wooden entry door fitted into the original opening.

This home is a wonderful blend of urban convenience in an historic neighborhood, and will bring years of enjoyment to it's new owners.

A beautiful little rowhome in one of Baltimore's best neighborhoods!

We completely redesigned this house, moving the staircase to the 2nd floor so it no longer cut the home in half. To best utilize the space we had, we custom built a switchback staircase and moved it farther back, so we were able to create a large living/dining room space that was still open to an amazing gourmet kitchen. With all of that, we still found room to include a powder room and laundry room on the 1st floor.

We also changed the layout of the 2nd floor to create 2 bedrooms and 2 full baths, making this a perfect home for roommates, or if you have guests coming to visit. We built a deck off the rear of the house with steps leading up to a large rooftop deck, the perfect place to relax in the evening or watch the July 4th Inner Harbor fireworks.

This little house was a lot of fun to work on, we really enjoyed the challenge of making sure we utilized every square inch of space we had!

Here is another house in need of some TLC that we turned into a beautiful home. This home was originally a 3 bedroom 1 bath with an unfinished basement We created an open, modern 4 bedroom 3 bath with a family room in the finished basement.

We enclosed the front porch to add more interior living space. We opened up the living room, dining room and kitchen to create a layout that is more functional for today's families. We moved the stairs to the basement to add more privacy for the bedroom section of the home. We waterproofed and finished the basement, nearly doubling the living space.

This home now has all new plumbing, hvac and electric systems, brand new windows and shutters, a new roof, a brand new kitchen, freshly refinished hardwood floors, new carpeting, 3 new bathrooms and fresh new paint throughout the entire interior and exterior.

Beautiful, historic brownstone. This house was beautiful in it's own right, it just needed someone to bring it back to it's original glory, while making it functional for today's buyer.

When we were finished, this 5,400 square foot home had 5 bedrooms, 4 full and 1 half baths. All new plumbing, hvac and electrical systems were installed. The original front windows were restored, the original flooring was restored, much of the original plasterwork was restored, 8 fireplaces were saved and the gorgeous staircase was restored.

We were honored to receive a 2014 Historic Preservation Award from Baltimore Heritage.
