๐Ÿšจ Fed Decision Day: Mortgage Rates Have Already Moved

Last week, I explained that persistent inflation, higher oil prices, and pressure in the bond market had increased the likelihood of a Federal Reserve rate hike.

Today, the Federal Reserve is widely expected to raise the Federal Funds Rate by 0.25%, which would be its first increase since July 2023.

The Fedโ€™s decision will be announced at 2:00 p.m. Eastern Time, followed by Chairman Kevin Warshโ€™s news conference at 2:30 p.m.

But here is the important part for homebuyers:

The Fed does not directly set 30-year mortgage rates.

The bond market has already been reacting to the inflation outlook and the expected Fed decision. The 10-year Treasury yield recently reached 5.041%, its highest level since 2007.

This morning:

๐Ÿ“ˆ The Mortgage News Daily 30-year fixed benchmark reached approximately 7.22%

๐Ÿ“Š The 10-year Treasury yield was trading near 4.98%

That is why waiting for the Fedโ€™s announcement does not necessarily mean waiting for a better mortgage rate. Much of the anticipated move may already be reflected in todayโ€™s rates.

The markets will also be watching:

๐Ÿ”น The Fedโ€™s updated inflation forecast
๐Ÿ”น Chairman Kevin Warshโ€™s comments
๐Ÿ”น The new โ€œdot plotโ€ showing where Fed officials expect rates to go
๐Ÿ”น Whether additional rate increases may follow

For buyers, the answer is not simply to wait. It is to build the right financing strategy.

That may include:

โœ… Negotiating seller concessions
โœ… Using a temporary or permanent rate buydown
โœ… Comparing Conventional, FHA, VA, USDA, and Non-QM options
โœ… Purchasing before lower rates potentially bring more buyers back into the market
โœ… Refinancing later if rates improve

Home values remain firm in many markets, and waiting for a lower rate does not guarantee a lower purchase price or a lower overall cost.

The Fed matters. The bond market matters. But your individual financing strategy matters even more.

Last week, I explained why I track both the 10-year U.S. Treasury and mortgage rates every day.

๐“๐ก๐ข๐ฌ ๐ฆ๐จ๐ซ๐ง๐ข๐ง๐ โ€™๐ฌ ๐ข๐ง๐Ÿ๐ฅ๐š๐ญ๐ข๐จ๐ง ๐ซ๐ž๐ฉ๐จ๐ซ๐ญ ๐ข๐ฌ ๐š ๐ฉ๐ž๐ซ๐Ÿ๐ž๐œ๐ญ ๐ž๐ฑ๐š๐ฆ๐ฉ๐ฅ๐ž.

The Consumer Price Index increased 0.4% in August and remained at 3.4% year over year, both in line with expectations.

Core CPI, which excludes food and energy, increased 0.3% for the month, slightly above the 0.2% forecast. However, annual Core CPI fell from 2.5% to 2.4%, in line with expectations.

Energy remains an important part of the inflation story. WTI crude oil topped $100 per barrel this week, increasing pressure on fuel costs, inflation expectations, the bond market, and mortgage rates.

๐’๐จ, ๐ฐ๐ก๐š๐ญ ๐œ๐จ๐ฎ๐ฅ๐ ๐ญ๐ก๐ข๐ฌ ๐ฆ๐ž๐š๐ง ๐Ÿ๐จ๐ซ ๐ญ๐ก๐ž ๐…๐ž๐๐ž๐ซ๐š๐ฅ ๐‘๐ž๐ฌ๐ž๐ซ๐ฏ๐žโ€™๐ฌ ๐ฆ๐ž๐ž๐ญ๐ข๐ง๐  ๐ง๐ž๐ฑ๐ญ ๐ฐ๐ž๐ž๐ค?

The report does not guarantee a rate increase, but persistent inflation, strong employment data, and rising energy prices have made a 0.25% Fed rate increase increasingly likely. After todayโ€™s report, financial markets were pricing in about a 70% probability of a quarter-point increase, though those expectations can change quickly.

The Federal Reserve does not directly set 30-year mortgage rates.

Mortgage rates respond primarily to the bond market, including the 10-year Treasury, mortgage-backed securities, inflation expectations, investor demand, and the mortgage spread.

That means mortgage rates do not have to wait for the Fedโ€™s announcement. The bond market can begin pricing in a potential rate increase before the Fed acts.

It is also possible for the Fed to raise its short-term rate while mortgage rates improve if the bond market believes the increase will help control inflation. Conversely, mortgage rates could move higher if investors believe inflation will remain persistent.

That is why simply asking, โ€œWill the Fed raise rates?โ€ does not tell us exactly what will happen to mortgage rates.

Mortgage rates have increased approximately 0.18 percentage points, or 18 basis points, this week, placing top-tier 30-year fixed rates above 7%.

This morningโ€™s initial bond-market reaction has been modestly positive, but lenders will issue their rate sheets throughout the morning and may adjust pricing as the market develops.

๐–๐ก๐š๐ญ ๐š๐›๐จ๐ฎ๐ญ ๐ก๐จ๐ฆ๐ž ๐ฉ๐ซ๐ข๐œ๐ž๐ฌ?

As I shared in my recent DMV market update, higher mortgage rates have not caused home values across Maryland and Washington, DC, to collapse. ๐Œ๐š๐ซ๐ฒ๐ฅ๐š๐ง๐โ€™๐ฌ ๐ฌ๐ญ๐š๐ญ๐ž๐ฐ๐ข๐๐ž ๐ฆ๐ž๐๐ข๐š๐ง ๐ฉ๐ซ๐ข๐œ๐ž ๐ซ๐ž๐š๐œ๐ก๐ž๐ $๐Ÿ’๐Ÿ“๐Ÿ“,๐ŸŽ๐ŸŽ๐ŸŽ ๐ข๐ง ๐‰๐ฎ๐ฅ๐ฒ, ๐ฎ๐ฉ ๐Ÿ.๐Ÿ% ๐Ÿ๐ซ๐จ๐ฆ ๐ฅ๐š๐ฌ๐ญ ๐ฒ๐ž๐š๐ซ, ๐ฐ๐ข๐ญ๐ก ๐ฌ๐ž๐ฏ๐ž๐ซ๐š๐ฅ ๐œ๐จ๐ฎ๐ง๐ญ๐ข๐ž๐ฌ ๐ซ๐ž๐ฉ๐จ๐ซ๐ญ๐ข๐ง๐  ๐ž๐ฏ๐ž๐ง ๐ฌ๐ญ๐ซ๐จ๐ง๐ ๐ž๐ซ ๐š๐ฉ๐ฉ๐ซ๐ž๐œ๐ข๐š๐ญ๐ข๐จ๐ง.

At the same time, some areas have softened, giving buyers more inventory, negotiating room, and opportunities to request seller concessions.

Buyers waiting for lower rates should remember that lower rates could bring more buyers back into the market. That could increase competition and place additional pressure on home prices, especially in areas where inventory remains limited.

For buyers, todayโ€™s market is not a reason to panic or automatically place their plans on hold.

All eyes are on Friday's Consumer Price Index report, scheduled for 8:30 a.m. ET. It's the most important economic report of the week, and the inflation data could significantly influence expectations for the Fed's September 16 decision.

๐‡๐ž๐ซ๐ž'๐ฌ ๐ฐ๐ก๐š๐ญ ๐ญ๐ก๐ž ๐ฆ๐š๐ซ๐ค๐ž๐ญ ๐ข๐ฌ ๐ž๐ฑ๐ฉ๐ž๐œ๐ญ๐ข๐ง๐ :
๐Ÿ”น Headline inflation up 0.4% in August, holding at 3.4% year over year
๐Ÿ”น Core inflation up 0.2%, which would bring the annual figure down from 2.5% to 2.4%

Markets will be paying particularly close attention to core CPI, which strips out volatile food and energy prices and can provide a clearer picture of underlying inflation trends.

And here's the part that connects directly to last week's post:

The Fed does not directly set your 30-year mortgage rate.

Mortgage rates are heavily influenced by the bond market, particularly mortgage-backed securities, with the 10-year Treasury serving as an important benchmark for longer-term interest rates.

That means mortgage rates can move before the Fed ever acts.

๐Ÿ”ฅ If CPI comes in hotter than expected, bond yields could move higher and put upward pressure on mortgage rates.
โ„๏ธ If CPI comes in cooler than expected, bonds could rally, and mortgage rates could benefit.

And if CPI comes in right around expectations? We may see a more muted reaction because much of that information may already be priced in.

That's why I don't just watch what the Fed does. I watch what the bond market is telling us before the Fed acts.

The goal isn't to time the market perfectly. It's to understand what the market is telling us and build a financing strategy that gives you options.

Iโ€™m grateful to be recognized as one of PRMIโ€™s Mid-Atlantic Division Top Producers for August.

But behind every production number is a story.

One of my August closings was for a very close friend who trusted me to help him purchase his new home. And this closing date really mattered. He was scheduled to leave town the very next day, so we needed to make sure everything came together on time and as planned.

And it did.

After more than 25 years in mortgage lending, moments like this remind me that what we do is about much more than rates, loan amounts, and production.
