Today's Public Services Accouncement is in regards to Supplemental Property Tax.
California homeowners: inherited property can come with a surprise tax bill.
When someone passes away, their property may be reassessed by the county assessor because death can trigger a change in ownership. If the property is reassessed to current market value, the result may be a supplemental property tax bill.
What is a supplemental tax bill?
It is an additional bill that reflects the difference between the property’s prior assessed value and its new assessed value after a change in ownership.
Important California note:
• Transfers to a surviving spouse are generally excluded from reassessment.
• Parent-to-child transfers are no longer automatically protected the way many people remember.
• Under Proposition 19, an inherited family home may avoid full reassessment only if specific requirements are met, including primary-residence rules and timely filings.
• Rental properties, vacation homes, and properties that do not qualify may be reassessed to current market value.
Bottom line: After a death, do not assume the old property tax bill will stay the same. The timing, relationship, property use, and required filings can all affect whether reassessment happens.
If you recently inherited California real estate, speak with your county assessor, estate attorney, or tax professional before deadlines pass.

Good evening. Today’s public service announcement focuses once again on the importance of how you hold title to your home.
Often, one spouse has a stronger credit score than the other, so that spouse may be the only person listed on the home loan. In other situations, one spouse may be a veteran and obtain a VA loan solely in their name.
Once the loan is funded, please make sure your spouse is added to title when appropriate. It is heartbreaking to see a surviving spouse forced to go through probate for their own home, especially when children are involved.
Through intestate succession, a surviving spouse may be required to share ownership of the home with a child or children if estate planning documents are not in place. Taking the time to review how title is held can help protect you, your spouse, and your loved ones.
