1. Combining two bedrooms to create a larger primary suite
You may love the bigger suite, but you’ve potentially turned a 4-bedroom home into a 3-bedroom home.
2. Reconfiguring a bedroom to create a huge primary suite or walk-in closet
Square footage inside the primary suite doesn’t always compensate for losing a functional bedroom.
3. Over-improving for the neighborhood
Spending $100K on a kitchen in a neighborhood where comparable homes have $30K kitchens doesn’t necessarily mean you’ll get that $100K back.
4. Installing highly personalized flooring, cabinetry or paint colors
If the style is very specific, buyers may see the cost of changing it rather than the value of your investment.
5. Removing the only bathtub
Turning the only tub into a shower can limit your buyer pool—especially buyers with young children.
6. Converting the garage into living space
You gain living area but lose something many buyers consider extremely valuable: garage parking and storage.
7. Removing a dedicated laundry room to gain living space
A bigger room isn’t necessarily more valuable if you’ve eliminated a feature buyers expect.
8. Adding a very expensive pool in a neighborhood where pools aren’t common
Pools can be desirable to some buyers, but they’re expensive and highly preference-dependent.
9. Putting a bedroom somewhere that technically works but creates an awkward floor plan
Adding a bedroom isn’t automatically an improvement if it makes the layout feel cramped or impractical.
10. Making permanent changes to create a very niche-use room
Think w**e cellar, recording studio, elaborate home theater, etc. The investment may be substantial while the number of buyers who value that exact feature is small.

Why get a home inspection if it could actually make you NOT buy the house?
Because that’s exactly why you get one.
A home inspection is money well spent.
You’re paying a professional to look for things you may not see during a showing—roof issues, plumbing problems, electrical concerns, HVAC issues, drainage, structural concerns and more.
And yes… sometimes an inspection uncovers something significant enough that a buyer decides, “This isn’t the house for me.”
That might feel frustrating, but finding that out before you own the house can save you from an expensive surprise later.
And sometimes the inspection finds repairs that are manageable, giving you information you can use when deciding how to move forward.
The goal of an inspection isn’t to find a “perfect” house.
It’s to help you understand the house you’re buying so you can make an informed decision.
That’s money well spent.
