My client lost his wife a few years before I met him.

The house was too much for one person to carry alone. Too much yard, too much maintenance, too much snow shoveling.

By the time I met him he'd already made the harder move. Into a 55+ community right here in Traverse City. Poker nights. A lady friend. More people around him than he'd had in years.

All that was left was letting go of the house.

It was empty, so we didn't need much. A deep clean, professional photos. It sold that first weekend.

He told me something I still think about. The house was a home when his family filled it. Once they were gone, it went back to being just a house. That's why leaving it wasn't as hard as he thought it would be.

Here's what makes downsizing different from what most people expect.

If you've been in the same house for 25 years, you probably think the hard part is finding somewhere smaller.

What I actually see is the opposite. Your house sells before you're ready. Two weeks on the market and it's under contract. Then there's nowhere to land for three months.

Here's why. A well priced family home around here moves fast. The right sized place you actually want to move into? Those can be a little harder to find.

So if downsizing is on your mind for this fall, do this first. Get clear on where you're going and what it costs. Before you touch a single closet.

My moka pot never leaves my stove and is waiting for me every morning. It takes about five minutes, and for those five minutes nothing else is happening.

I make 4 or 5 cups a day but that first one is different. It’s the one before the emails start and the day takes over.

That five minutes sets the tone for the rest of my day.

I met my client last week. He has lived in the same house for 53 years.

He raised his kids there. He lived his life there.

Now he's getting ready to move in with his daughter.

Fifty three years is a lot of memories to walk away from. It's also a lot of house to take care of.

Almost 285,000 miles later, my old Prius that Aaron has been driving for a couple of years finally called it quits.

I drove it to the moon and back. Aaron drove it around the Earth twice.

School runs, road trips to Oklahoma, Texas, and New Mexico (where we had to get Sonic, of course).

Lots of life was lived in that car.

The average home price in our five-county area just jumped 22%. That number is lying to you a little.

Average gets pulled up by a handful of million dollar lake houses. Median is what a normal house actually sells for, and in Grand Traverse County it barely moved.

Here's the part that matters if you're downsizing. Homes sold in 56 days this June, down from 72 last year. That's not just a stat. If you're buying and selling at the same time, a faster sale means less time carrying two homes and less risk of getting stuck in between.
