Rick had been in California for years. Small place. Big life.

And when his daughter moved back too, he knew. It was time to come home to Michigan.

The thing is, Rick doesn't travel light. He has a collection of antique tractors. Musical instruments. A whole life worth of stuff that need real space around them.

He also needed to be close enough to Traverse City, his daughter and her grandkids.

So we got to work.

Rick searched from California, viewing homes virtually. His daughter and her family drove out in person to walk through them for him. We were a team.

The budget was tight, which meant the list was short. But we saw everything on it. Some homes looked fine in photos and fell apart the moment you walked in. One had a burned-out house sitting right next door. It had been there a long time. I drove past that street not long ago. Still there. We made the right call.

Finally, we found it. A place just outside of South Boardman. About 20 minutes from Traverse City. Room for the tractors. Room for the instruments. Room to breathe.

It took a little time to settle in fully. But Rick is home now. Really home.

Carol knew she needed to move closer to her grandkids. The house was too expensive, too big, and too much. But her first listing went nowhere and she was terrified to try again.

Gen X, all of your kids aren’t coming to visit at the same time all that often. And you know it.

But you are still keeping four bedrooms just in case.

Rent an AirBnB. It costs less than one month of running a house that no longer fits your life.

I spent most of my life convinced I better not write anything down that I didn’t want someone to find.

Leave no paper trail. 😂

It kept me from journaling for years.

Then I realized I’m not a teenager anymore. And nobody in my house is going through my stuff.

So I finally took my therapist’s advice, picked up a pencil, and just started writing.

Stream of consciousness at the end of the day.

I genuinely love it.

Here’s hoping I keep it up.

You didn't wake up one day and decide the house was too much.

It happened slowly.

The kids moved out. The rooms stayed full of stuff nobody uses. The weekends started disappearing into maintenance and upkeep.

And somewhere along the way you thought — this isn't what I pictured for this part of life.

I felt cramped in a 5 bedroom house.

Every closet. Every corner. Full of crap I thought I needed someday.

None of it was making me happy. It was just taking up space and making things feel heavy.

One book finally changed how I thought about all of it. And I ended up getting rid of a third of everything I owned.

Lighter. Happier. No regrets.

There are 5 people you should avoid when you're planning to sell your family home and downsize in the Traverse City area.

After five years helping empty nesters in Northern Michigan navigate this move, I've seen the same patterns. The wrong advice from the wrong person can cost you tens of thousands of dollars. And months of your life.

THE LIST

1. The "expert" friend who sold their house once in 2015 and thinks the market hasn't changed. It has. Completely.

2. The agent who works everywhere. If they're listing condos downtown on Monday and farmland an hour away on Tuesday, they don't specialize in downsizing in the Traverse City area. Hyperlocal knowledge wins. Every time.

3. The family member with strong opinions and zero current data. Love them. Don't take their advice on the biggest financial decision of your life.

4. The discount agent promising the same result for half the fee. Ask them how they'll actually market your home to the right buyers. The silence will tell you everything.

5. Yourself, at 11pm, on Zillow. Late-night doom-scrolling is not a strategy. It's anxiety with a search bar.
