📍Northern Michigan Housing Market: A Game of Hide and... Wait?

Five years ago?
👉 8,500 residential listings in the local MLS.
Today?
👉 Less than 2,000.

You’d think homes would be flying off the shelves, right?

Well... not quite.

Average Days on Market:
⏳ May 2020: 70
⏳ May 2025: 92

So we’ve got fewer homes, but they’re taking longer to sell.
It’s like everyone showed up late to the party... and forgot to bring snacks.

Inventory’s tight. Buyers are cautious. Sellers are hopeful.
And the market? Still writing its next twist.

💰**BREAKING: Florida's Going Full Pirate!**🏴‍☠️

Florida just passed a law making gold and silver legal tender. Yep, that means you could theoretically pay for a house with a treasure chest. 🪙🏡

Meanwhile in Michigan?
Not yet. We're still working with good ol' dollars, but hey—maybe it's time to start saving those cold coins and polishing up your doubloons. Just in case the Yoopers decide to go medieval on the economy.

Real estate tip of the day: If you show up to closing with a wheelbarrow full of silver bars, we might need an extra day for paperwork—and a forklift.

Prior to becoming a Real Estate Agent, I would drive by a place that has been empty for some time. The math seemed crazy. I would have thought that ANY income for a period would be better than collecting nothing, right?

So .. If Ever You Were Curious…
About those empty commercial buildings that seem to sit forever. And have these questions?

“Why don’t they just lower the rent?”
“Wouldn’t it be better than letting the place rot?”

Here’s the twist: sometimes, they legally can't.

Many commercial properties are financed with loans tied to the appraised value of the building—a value that’s based in part on expected rent. Lower the rent too much, and you lower the building's appraised value.

That’s where trouble starts.

If the value drops below what the lender requires to secure the loan, the owner might be in violation of loan covenants—even if they’re making the payments just fine. That violation can trigger penalties, cash sweeps, or even foreclosure, all because the math on paper no longer supports the loan.

So what looks like an obvious fix—“just drop the price”—can be a financial landmine.

Some owners are stuck between keeping it empty… or risking a default.

Now you know why some places sit quiet, waiting—not for a tenant, but for the numbers to make sense again.
