The “short-term rental loophole” isn’t a loophole at all—it’s right there in the tax code. If you materially participate in an STR with an average guest stay of 7 days or less, those losses can offset your active income (yes, even W-2 income). High earners, this one’s worth understanding. Save this and talk to your CPA before year-end. 🏡

Hi, I’m Amy Couturier. My husband and I moved to Traverse City in 2020 with a big dream — to build a custom waterfront home. After a few years of learning, navigating, and pushing through every challenge that comes with building from the ground up, we made that dream a reality.

The lessons I learned along the way were invaluable. From financing to design to everything in between, the process is not easy. But that experience lit a fire in me. I don’t want anyone to walk into this process without someone in their corner who’s been through it.

Real estate has always been part of my story. I grew up in a family where we talked about real estate at the dinner table. But my path took me to medicine first, and I wouldn’t trade that for anything.

I was a pediatrician. I spent my career showing up for families during some of their most important moments — listening carefully, providing answers, and advocating fiercely. I’m excited to get back into work, and I plan to bring the same thorough, personal, and relentless approach.
