Fannie Mae predicts shift in mortgage rates, housing market
Mortgage rates continue to shape the real estate landscape in Northern Michigan. With the 30-year fixed rate holding at 6.55%—and staying above 6.5% for nine consecutive weeks—we’ve seen home sales dip by 2.2%. Fannie Mae projects these rates will remain close to 6.4% through 2026, with a slight sales decrease before a rebound in 2027. As someone who navigates both the lifestyle and investment potential of our local market every day, I believe understanding these trends is key to making informed decisions—whether you’re eyeing a Torch Lake retreat, a downtown condo, or the perfect family home near our trails and wineries. The numbers tell a story, but your next chapter is shaped by how you move forward in this evolving market.

🍎 LOCAL SPOTLIGHT | JACOB’S FARM

If you’re looking for a great way to spend a fall afternoon in Traverse City, Jacob’s Farm needs to be on your list.

The farm has been part of the area since 1892, and it’s one of those places that really captures fall in Northern Michigan.

A few things to check out:

✅ Take on the corn maze, which features a different design every year

✅ Grab some fresh c***r and donuts

✅ Check out the orchard and U-pick apples as they come into season

✅ Stick around for food, drinks and live music

✅ Pick out some pumpkins as we get further into September

Local tip: Go for the corn maze, but stay for sunset. A fall evening out there with live music, food and the sun going down is one of the best ways to experience the place.

📍 Jacob’s Farm | 7100 E. Traverse Highway, Traverse City, MI

Places like Jacob’s are a big part of what makes fall in Northern Michigan so good.

Survey: Home Builder Sentiment Rises in August but Still Weak Overall
As someone who keeps a close eye on both the lifestyle and investment sides of real estate here in Northern Michigan, I noticed that U.S. home builder sentiment inched up to 35 this August. While it's good to see a bit of optimism returning, the overall mood among builders is still cautious—thanks to lingering economic uncertainty, high mortgage rates, and the rising costs of construction and fuel. Many builders are responding with price cuts, hoping to ease affordability concerns and make the most of limited housing supply. For my clients, especially those considering new construction or looking for that perfect fit—whether a Torch Lake retreat or a family home near the trails—these market shifts can open up unique opportunities. Understanding both the numbers and the local lifestyle is key to making the right move.

Why American Buyers Are Finally Getting Leverage
We're seeing a notable shift in the real estate landscape: buyers are finally regaining some leverage. As competition cools and more homes become available, clients now have the breathing room to truly compare properties—no more feeling rushed into quick decisions. Builders are stepping up with incentives, mortgage-rate buydowns, and even price adjustments to encourage those hesitant to make a move. While higher mortgage rates still give many buyers pause, the increased flexibility and negotiating power in our market bring new opportunities to find not just a house, but the lifestyle you’ve been dreaming about. In Northern Michigan, this means more chances to explore options—whether that’s a lakeside retreat, a downtown condo, or a family home near our incredible wineries and trails. My focus is always on helping you see both the lifestyle and financial potential in every property, navigating these changes with local expertise and a client-first approach.

Remodeling Spending Surges in Michigan and Continues To Outpace Construction Nationwide
It’s no surprise to see remodeling spending in Michigan surging—up 10.1% annually to $637.6M. With home prices and interest rates remaining high, many homeowners here are choosing to invest in their current properties instead of moving. I’m seeing this play out firsthand in Traverse City and throughout Northern Michigan: projects are getting bigger, with folks reimagining their spaces to better fit how they live, work, and relax. Meanwhile, residential construction spending and the number of housing units under construction are both on the decline. As someone who blends real estate expertise with a passion for interior design and lifestyle-focused living, I love helping clients recognize the potential in their homes—whether they’re dreaming of a waterfront escape or maximizing the value of their downtown condo. It’s all about making smart choices that enhance both your lifestyle and investment in our beautiful region.
