For 2026, the average days-on-market for shared waterfront homes on Old Mission is sitting right at 60 days. Team member Carly Petrucci just took this home from listed to sold in just 35 days ⭐️

When we were getting ready to launch this listing, we thoroughly analyzed not only the recently sold comps but also the comparable listings that were sitting on the market (there were quite a few). We’re in an odd market where one listing can sit for months and months while another one just down the street can get multiple offers right away. Understanding why other comparable listings are sitting on the market *before* we price and launch our own listings is one of the most important steps we are taking for our sellers right now. It definitely made the difference for this listing and allowed us to get our sellers to closing day quickly for an exciting price.

That feeling when your listing sets a record-breaking sale price🕺🏽Congratulations to team co-founder, Shawn Schmidt Smith, for setting the highest-ever sale price on Duck Lake with her recent closing on Strawberry Point Road (swipe for photos).

Pricing luxury homes is a science, and being able to successfully articulate value to potential buyers is an art. The previous highest sale on Duck Lake was nearly $1M less than Shawn’s list/sale price for this home. So how do you set a price for a listing when you don’t have an abundance of comparable sales to use in a valuation? How do you successfully convince buyers that a listing is worth what you’re asking when you don’t necessarily have direct comps to lean on?

Answer - you have to get really specific on who your target buyer is, and what matters to them. You have to understand the current market conditions and how buyers are making decisions in this market. Most importantly, you have to get really specific on the inherent, unchangeable value points of the listing and be able to communicate those value points so clearly that they’re impossible to ignore.
