Michigan real estate market update. Week of August 22, 2026.

Statewide active inventory sits at 28,848 homes. That is up 1.33 percent from last week, up 12.51 percent from this time last year, and up 34.42 percent on average year to date. Houses make up 24,553 of that total, condos 4,295.

More inventory means buyers have real choice again and sellers are competing on pricing and presentation, not just timing. Northern Michigan runs on its own rhythm, so the local picture in Traverse City, on Old Mission Peninsula, and in Leelanau County does not always match the state number.
